How I run this business

Two currencies: information and judgment

Naples real estate runs on two currencies — information and judgment. I've automated the first so I can spend everything on the second.

We use AI to handle the repetitive, administrative side of real estate — faster, cheaper, and more accurately than any traditional back office. Every dollar and hour that saves goes where it actually moves your result: marketing your home, negotiating your deal, and showing up personally.

And I have the best of both worlds on the brokerage side. Most agents arrive at this work from sales. I arrived from building things. That shows up in ways that matter to you more than they sound:

Computer science

The fee matrix, the cost-to-own index, the address lookup, the flood tooling on this site — I built those. They aren’t a vendor’s widget with my logo on it, which is why they can answer a question nobody else in this market is answering.

Marketing inside the home-inspection industry

I spent years marketing for the people who inspect houses for a living. I know what inspectors actually find, which findings kill deals, which ones are noise, and how a report gets used against a seller.

Franchise financing & startups

Financing marketing and early-stage companies taught me how lending decisions really get made and how to market something properly — as a campaign with a plan and a number attached, not a listing thrown at a portal.

Economics, and paying attention to it

Rates, currency, trade, policy, the macro picture — I follow it closely, because it sets the weather your sale happens in. Not advice, and not a forecast I’d ask you to bet on. Context, so we time and price with our eyes open.

And the unglamorous part: I meditate, journal, train and eat with boring consistency. Not a lifestyle pitch — this job is judgment under time pressure and other people’s money, and judgment is the first thing to go when you don’t look after the instrument making it.

The honest version

What I can promise — and what I can’t

I can’t make a buyer want your house. I can’t move interest rates, the season, or what your neighbour just closed at. Any agent who implies otherwise is selling you something.

What I can do is cultivate the conditions. Price it against evidence instead of hope. Prepare it so the obvious objections are gone before anyone raises them. Market it as a campaign with a plan behind it. Read the offer that arrives for what it actually says. Every one of those raises the odds your home sells well and sells quickly — and stacked together, they move the number more than any single clever trick.

Behind that, there’s work you’ll mostly never see. We plan strategically and we forecast both directions — the good outcome and the one where it sits. We decide in advance what we do at week three and week eight if the market doesn’t cooperate. We look for the risk that hasn’t surfaced yet. You get a process that feels calm and straightforward, and that calm is the product, not an accident.
