What you’ll see, and what it means
Community
Which named community the address falls inside, matched by testing the point against the
actual recorded boundary — not by guessing from the street name. Some large entitlements
contain several marketed communities; where that happens, we say so rather than pretending
the boundary belongs to one of them.
Monthly HOA & CDD
The mandatory recurring cost for that community’s most common home type. Excludes property
tax, insurance, utilities, optional club dues, and per-building condo fees. Where the honest
answer is “varies,” it says varies.
FEMA flood zone
The flood zone the county’s published map assigns to that point — which is often
not the zone that applies to the house standing on it. Across Naples,
builders raise lots with fill during construction, and FEMA then removes the individual
structures from the flood zone by letter. Those letters are issued after the map panel
takes effect and never appear on the map. So a mapped “AE” can sit over a home that FEMA
has already determined is in X — you only find that by pulling the recorded plat or survey
and the Letter of Map Change from the county.

Elevation certificates on file
FEMA elevation certificates that Collier County Growth Management has digitized for that
address — each link opens the county’s own PDF. Two limits to know: the county layer does
not include permits issued by the City of Naples, which runs its own
building department (for a city address, ask the city), and a certificate missing here is
not proof none exists — many were filed on paper and never digitized.
Hurricane evacuation zone
The zone Collier County Emergency Management uses when issuing evacuation orders. Zones are
about storm surge risk and are separate from FEMA flood zones — a property can be in a low
flood zone and still evacuate early.
Nearest public schools
The closest school campuses by straight-line distance. This is not an
attendance-zone assignment — Collier County Public Schools sets assignments and they change.
