Naples New Construction in 2026: What's Still Selling vs. Sold Out

“New construction in Naples” is a moving target — communities sell out, builders open final phases, and what was buildable last year is resale today. Here’s an honest 2026 map: where you can still buy new, and where that ship has sailed. (Builder inventory changes constantly — verify current availability.)

Where you can still buy new
Esplanade by the Islands — Taylor Morrison, all ages, East Naples. Still building out toward ~1,250 homes, in single-family, twin-villa, and coach-home product, around a resort amenity campus (no golf, so fees stay focused on wellness and dining). The flexible, something-for-most-budgets new-construction pick. Deep dives at esplanadenaples.org. Lely Resort — final phases — Stock Development’s last neighborhoods (Lakoya, Tasori, Sunstone) represent the newest construction in this huge, established resort community; the rest is now resale. A way to get new inside a fully built-out, amenity-rich community.
Caymas — STOCK Development & Pulte, all ages, East Naples. A 780-acre gated lakefront community off Collier Boulevard with a ~30,000 sq ft clubhouse phasing in, pickleball, and a kayak launch — no golf. Pricing skews higher (STOCK luxury alongside Pulte villas-to-estates). The marquee new lakefront option.
Seven Shores — Toll Brothers, all ages, in Hacienda Lakes off Collier Boulevard. Villas and single-family homes — notably on natural gas — around “The Meridian” amenity center. A newer, quieter alternative to the bigger resort communities.
Naples Reserve — iStar, all ages, off US-41 East. Built around a 125-acre boatable lake (real motorboats allowed) with a private beach island and the Island Club; homes from villas in the $400Ks to estates past $1.8M. The water-lover’s new-construction pick.
Valencia Sky — GL Homes, 55+, East Naples near downtown. GL’s newest active-adult community (construction began 2025): one-story Valencia homes, a resort clubhouse with multiple pools, pickleball, and an on-site restaurant. The newest 55+ option alongside Valencia Trails.
Custom teardown-rebuilds — in established, no-HOA neighborhoods like Naples Park and Old Naples, an active rebuild market lets you put up a modern, current-code custom home on an established lot near the beach. More work and more cost, but unmatched location.

Where it’s sold out (now resale)
Be aware that several of the most-searched “new” communities are done building: Greyhawk (Pulte) and Valencia Trails (GL Homes’ 55+ flagship — now built out, with GL’s new-home sales moved to nearby Valencia Sky) have sold out and trade resale, as have many earlier 2010s–2020s communities. That’s not bad news — resale often means mature landscaping, finished pools, and better true value — but if your heart is set on brand-new, cross them off the new-construction list and read our resale-vs-new breakdown.
How to choose (and protect yourself)
Decide on total move-in cost and timeline, not the base sticker — a new build’s lot premium and upgrades can erase its apparent price advantage over a comparable resale. And on any new build, bring your own representation early: the on-site agent represents the builder, and builder compensation to a buyer’s agent is now negotiated deal by deal (see how builder commissions actually work in 2026).
