Caymas vs Esplanade by the Islands: Which New Naples Community Fits You?
General education only — not legal, tax, financial, insurance, or other professional advice. Read the full disclaimer
If you’re shopping new construction in south/east Naples, two names dominate the conversation: Caymas (STOCK Development) and Esplanade by the Islands (Taylor Morrison). Both are gated, all-ages, amenity-rich, and not golf communities — and they sit minutes apart on the same growth corridor. But they’re built for different buyers, at different price points, by builders with different philosophies. Here’s the honest comparison. (Figures as of mid-2026 — verify current pricing and fees per home.)

The builder story matters here
Caymas is a Stock community — Naples’ hometown luxury builder, with its Luxury Homes plans from roughly $1M and Stock Custom estates well beyond, plus a 97-homesite Pulte enclave that opens the gate in the $800Ks. The model-home row is one of the best in Naples right now (eight-plus furnished models), and the finish level on the Stock side is a real tier above volume-builder product.
Esplanade is Taylor Morrison’s resort formula at full scale: single-family on three lot widths, twin villas, and coach-home condominiums — the widest product range of any new community on the corridor. That range is the point: a lock-and-leave coach home in the $500Ks and a $1.1M single-family sit inside the same gates and share the same amenity campus.
Amenities: running today vs. arriving tomorrow
This is the cleanest practical difference in mid-2026.
Esplanade’s campus is open: the Wellness Center (winner of CBIA’s 2025 Best Clubhouse), resort pool with the Bahama Bar, café, spa services, fitness, tennis, pickleball, and bocce — plus lifestyle-director programming that’s already humming. The one piece still to come is the Culinary Arts Center (teaching kitchen, restaurant, wine program), slated for roughly 2027.
Caymas is mid-delivery: the racquet complex (eight pickleball, six tennis), dog parks, pro shop, and kayak launch are open, and the marquee 30,000 sq ft lakefront clubhouse — resort pools, indoor/outdoor dining, fitness, movie theater, golf simulator — has been slated for fall 2026. If you buy now, you’re buying the promise plus a construction season or two; if it delivers on schedule, early buyers will have bought before the amenity premium fully priced in.
Costs: two different fee structures
Caymas carries a CDD (established 2023) on the Collier tax bill, layered on HOA dues that vary by homesite and builder. Esplanade skips the CDD but layers its own stack: annual operating assessment ($3,500 for single-family), reserves, a landscape fee that varies by lot width ($1,400–$1,900), and an $800/year food-and-beverage minimum at the on-site venues — a structure that funds a genuinely operating restaurant scene, but one you should price honestly. For the full breakdown, see the true cost to own at Esplanade and our Caymas community guide.
On any specific pair of homes, run total move-in cost: base price, lot premium, design upgrades, CDD (Caymas), and the first year of all fees. The two communities can converge or diverge by six figures depending on the homes you actually compare.
Location: same corridor, different feels
Both put you on the fast-growing southeast side, 15–25 minutes from both Fifth Avenue South and Marco Island’s beaches. Caymas sits on the Collier Boulevard corridor just south of I-75 — the better commute position, and closer to the Physicians Regional hospital cluster. Esplanade sits farther down US-41 toward Marco — a little quieter, a little farther from the interstate, a few minutes closer to Marco’s sand. Neither is “in town”; both trade that for new construction and amenity scale that in-town money can’t buy.
Who each fits
- Choose Caymas for larger, newer luxury homes (or full custom), a lakefront setting, Stock’s finish level, and a marquee clubhouse arriving fall 2026 — with the budget to match.
- Choose Esplanade by the Islands for more price points and product types, lock-and-leave options, and an established, running amenity package with a genuine resort-social calendar.
Both are worth weighing against the broader new-construction landscape — and against Seven Shores, Toll Brothers’ entry on the same corridor, which splits the difference on price.
