Del Webb Naples at Ave Maria: An Honest 55+ Community Review

Del Webb Naples is Pulte’s 55+ active-adult community in the planned town of Ave Maria — and it’s one of the most affordable ways into brand-new active-adult living in the Naples market. It’s a genuinely good fit for some buyers and clearly wrong for others, and the difference comes down to one honest question: how often will you actually go to the beach? Here’s the full review. What it gets right

  • Amenities punch far above the price. Two clubhouses totaling 30,000+ sq ft — the Oasis Club (~12,000 sq ft fitness, studios, café) and the Grand Hall (community rooms, billiards, golf simulator) — plus an 8,000 sq ft resort pool, lap pool and spa, 12 lighted pickleball courts, tennis, bocce, an amphitheater, and a full-time lifestyle director. Communities charging twice the price deliver less.
  • Value pricing. New homes recently from about $340K to $875K (resales averaging ~$485K, older villas lower) — mostly single-story villas and single-family. In a market where coastal 55+ starts in the $700s, that’s a different financial life: many buyers here bank six figures versus the coast and fund a decade of travel with it.
  • The cheapest golf in the Naples market. Panther Run (18 holes, Gordon Lewis) has offered membership around $11,500 initiation and ~$1,400/year — versus $50K–$375K initiations closer to the coast. For a two-golfer household, this line item alone can justify the drive.
  • A real town, getting realer. Ave Maria is among the fastest-selling master-planned communities in America — roughly 600 new-home sales in 2024 and about half of its ~11,000 planned homes sold. There’s a town center with Publix and dining, Ave Maria University’s events and facilities, a new public elementary school, and the Midtown shopping plaza opening in 2026. This isn’t a subdivision in a field anymore; it’s a functioning small town that happens to be new.

The honest trade-offs

  • Location is the big one. About 36 road miles — 45 to 60 minutes — from Vanderbilt Beach and downtown Naples, and longer in February traffic. If weekly beach mornings or Fifth Avenue dinners are core to your Naples dream, this is a real compromise. Some residents make the drive happily once or twice a month; others discover they simply stop going. Know which you are before you buy — rent a month out here if you’re not sure.
  • The stewardship district. The Ave Maria Stewardship Community District adds a non-ad-valorem assessment to the tax bill on top of HOA dues — functionally a CDD, and it varies by unit (our CDD explainer covers how to read it). Layered HOA structures (master + community) are also worth mapping per home.
  • Services are still catching up. Healthcare beyond routine care, major shopping, and the airport all mean a drive west. Rural eastern Collier also has its quirks — agricultural operations and periodic oil-and-gas activity in the wider region have drawn noise and truck-traffic complaints over the years (verify anything current that concerns you).
  • Town identity. Ave Maria was founded around a traditional Catholic vision — the university and oratory anchor the town square. Many residents (of all backgrounds) love the community feel that comes with it; it’s simply worth knowing the town’s character before buying.

Who it fits

Del Webb Naples suits active 55+ buyers who prioritize value, brand-new single-story living, cheap optional golf, and a packed amenity and social calendar over coastal proximity — especially those who’d rather bank the $200K–$400K difference versus a coastal community.
