Why the portal estimate is almost never your price

You’ve probably checked a Zestimate or a portal “value.” It’s fine as a curiosity, but it’s not a price. Automated valuations run on public records and a national algorithm. They can’t see the things that move value most: your remodeled kitchen, a southern lake view versus a parking-lot view, whether you’re in a flood zone, what your HOA dues and CDD bond add to a buyer’s monthly cost, or — critically — how your specific community is selling this month.
