Most “marketing” is the same three things
Be honest about what the typical listing plan really is: upload to the MLS, let it syndicate to Zillow and Realtor.com, post it on social a couple of times, and wait for buyer activity. That’s the baseline — table stakes every agent does. It is not a strategy, and in a buyer’s market it isn’t enough. When buyers have options, the home that wins is the one that reaches the most of the right buyers, shown in its best light, at the right price.
So the real question to ask any listing agent is simple: “What do you do beyond the MLS — and where do your buyers actually come from?”

How to decide
