If your idea of Naples leans kayaks and nature trails over golf carts, The Isles of Collier Preserve deserves a hard look. It’s Minto’s nature-first community on Tamiami Trail East, about 4–5 miles from Old Naples and Fifth Avenue South — close enough that the “near-downtown, newer-construction” combination is the whole thesis. And with the community selling out in early 2026, it has entered a new chapter worth understanding before you shop it. (Verify HOA and home details per listing.)

What makes it different

  • Nature, by design. Of roughly 2,400 acres, more than 1,200 are dedicated to natural habitat and waterways, bordering Rookery Bay, Dollar Bay, and the Naples Botanical Garden. Old-Florida coastal architecture — metal roofs, bright coastal palettes — replaces the beige-stucco default.
  • Paddle-and-trails lifestyle. Kayaking and paddleboarding on the Cypress Waterway (with a launch and rentals), catch-and-release piers, and about 8 miles of hiking and biking trails — plus the residents-only Overlook Bar & Grill seating ~125 on the water. It’s the only major Naples community where the marquee amenity is a waterway, not a fairway.
  • No golf — and no CDD. Deliberately not a golf community, and there are no CDD fees — a real carrying-cost advantage versus most newer Naples communities.
  • All-ages. A multi-generational community (not 55+, despite some third-party labels), with a leasing program that draws some seasonal renters.

Amenities

The Isles Club anchors it: a beach-entry resort pool plus a lap pool, a ~3,000 sq ft fitness center, pickleball, tennis, and bocce (lighted for night play), a dog park, event lawn, and the Overlook Bar & Grill. Residents are also eligible for membership at the nearby Hamilton Harbor Yacht Club (Gulf-access marina) — a genuine boating path for a community without private docks.

Homes & what they cost now

The finished community totals 1,825 residences — cottages, attached villas, coach homes, and single-family homes from about 1,200 to 4,300+ sq ft, built between 2014 and 2026 (the final 229-homesite phase was added in 2022, with Stock Signature homes among the last luxury offerings). As of 2026, resales have averaged around $1.08M: villas and cottages from roughly the $490s–$600Ks, most single-family between $900K and $2M, and waterway-front and late-phase luxury homes above that.

HOA dues run roughly $170–$450/month depending on product (landscaping and irrigation included), with no CDD underneath. What the 2026 sell-out means for buyers

Three practical things. One: no more developer competition — resale sellers no longer price against a sales center down the street, which historically firms up values in well-run communities. Two: what you see is what you get — the amenities are built, the HOA is established, and the landscaping is mature; there’s no construction-era guesswork left. Three: selection is now whatever owners choose to list, so specific home types (especially the popular villas and waterway-front homes) can be thin for months at a time. Patience and an active search matter more here than in communities with standing inventory.

Who it fits

The Isles fits buyers who want a lower-key, nature-forward, walk/bike/paddle lifestyle a few minutes from downtown Naples — and who specifically don’t want golf, a CDD, or a 45-minute drive to dinner.
