The tax math (the real reason people call)
This is usually the headline for a Chicago household:
- Illinois: a 4.95% flat state income tax on taxable income (verify current rate), plus some of the highest property taxes in the nation (effective rates well over 1.8%).
- Florida: no state income tax at all — nothing on wages, pensions, 401(k) withdrawals, Social Security, or investment income — with property-tax rates that run below the national average.
On top of that, once a Naples home is your primary residence, Florida’s homestead exemption (about $50,000 off assessed value) and the Save Our Homes cap (annual assessed-value increases limited to 3% or CPI, whichever is lower) protect you from runaway tax bills as the market rises. Be clear-eyed here: Naples is a luxury market, and your dollar buys less house than in Chicago, not more. Chicago’s median sale price sits well below Naples’, and Naples pricing swings hard by location — from condos to eight-figure Gulf-front estates. What Chicagoans typically trade is a lower sticker price and some square footage for the tax picture, the weather, and the lifestyle — a trade that often pays off over time. Getting here
You’ll fly into Southwest Florida International (RSW) in Fort Myers — about 35–45 minutes north of Naples (Naples’ own airport is private-only). Nonstops run from O’Hare (American, United, Spirit, Frontier) and Midway (Southwest), roughly a 3-hour flight (verify current, season-weighted schedules). And the classic snowbird move — the I-75 drive-down — is about 1,300 miles, a comfortable two-day trip with the car you’ll want for the season.
Where Chicagoans tend to land
Midwest buyers gravitate to gated, amenity-rich, lock-and-leave communities — turnkey and social, ideal for snowbirds and retirees. A few that fit the profile, each with its own guide:
- Pelican Bay — private beach access and prestige in North Naples; a classic high-end snowbird favorite.
