Moving to Naples from Michigan: Taxes, Flights & Where to Land

Naples sits at the heart of one of the country’s deepest Michigan-to-Florida pipelines — so much so that locals half-joke about “Michigan’s third coast.” The draw is a stack of things Michigan can’t offer in January: ~300 days of sun, an outdoor lifestyle twelve months a year, no state income tax, and a town built for an active, often-retired population. Here’s the Michigan-specific picture.

The tax math

  • Michigan: a flat 4.25% state income tax (confirmed for 2025 and 2026; verify), and it applies to retirement income with only partial deductions.
  • Florida: no state income tax — nothing on wages, Social Security, pensions, or IRA/401(k) withdrawals. For a retiree pulling six figures from retirement accounts, that 4.25% saved is real, recurring money.

Add Florida’s homestead exemption (about $50,000 off assessed value — $50,722 for 2025) and the Save Our Homes cap (assessed-value increases limited to 3% or CPI, whichever is lower — 2.9% for 2025), and a primary-residence owner gets predictable, capped property taxes even as the market climbs. Portability lets you carry that accrued benefit to your next Florida homestead. One honest caveat: a second/seasonal home doesn’t get the exemption and is capped at 10%/yr, not 3% — the big breaks require Florida to be your primary residence. (General info, not tax advice.)

What your housing dollar buys

Be honest: Naples is a step up in price from anywhere in Michigan. Expect a Naples home to cost meaningfully more than Grand Rapids and multiples of Detroit-proper. What offsets it is zero state income tax, no winter heating bills, the homestead/Save Our Homes protection, and the lifestyle. Getting here

This route is built for snowbirds. Fly into RSW (Fort Myers), ~30–45 minutes north of Naples: nonstop from Detroit (DTW) on Delta, Spirit, and Frontier, and from Grand Rapids (GRR) on Southwest and Frontier (Allegiant also flies GRR to Punta Gorda, a different airport ~40 minutes north). Flights run about 2 hours 45 minutes (verify seasonal schedules). Or do the classic haul: get on I-75 South and stay on it — roughly 1,300–1,400 miles, usually split over two days, ending right where I-75 bends west at Naples.

Where Michiganders tend to land

Newcomers gravitate to gated, amenity-rich, golf/resort and 55+ communities — often newer, current-code construction with a packed social calendar. A few that fit, each with its own guide:

  • Lely Resort — a ~3,000-acre resort community (not age-restricted) with the Players Club & Spa and three courses; a hugely popular landing spot with a wide price range.
  • Esplanade by the Islands — newer Taylor Morrison resort living for active buyers who want brand-new construction.
  • Valencia Trails — a popular 55+ new-construction community with a big clubhouse and a full activity calendar (a classic fit for active retirees).
  • Pelican Bay — premier beachfront living for buyers prioritizing the Gulf and prestige.

The honest trade-offs

  • Hurricanes and insurance. The season is June–November; direct hits are historically rare, but insurance is the real cost — Naples is among Florida’s pricier markets, and premiums are very property-specific. Budget for it and check the flood insurance guide.
  • Summer heat and humidity (June–September) sends many seasonal residents back north.
  • “Season” (Nov–April) brings traffic and crowds; plan around the weather and seasons.
