New Jersey is one of the country’s strongest Florida feeders in its own right — and not just NYC commuters in the northern suburbs. The pull spans the whole state: North Jersey professionals and retirees, the Jersey Shore crowd already wired for coastal living, and the South Jersey / Philadelphia metro. New Jersey has ranked the #1 outbound state in the country for years running, and Florida is consistently a top destination. Naples is the year-round version of the Shore life many New Jerseyans already love — minus the February nor’easters.
The tax math (this is the headline)
- New Jersey: a graduated income tax up to 10.75% (on income over $1M; high brackets bite well before that), and — the real story — the highest property taxes in the nation. The statewide average property-tax bill has topped $10,000, with several counties averaging well above that (verify current figures).
- Florida: no state income tax at all, plus the homestead exemption (~$50,000 off assessed value) and the Save Our Homes cap (annual assessed-value increases limited to 3% or CPI, whichever is lower — 2.9% for 2025).

The truth about New Jersey’s “exit tax”
This is the most misunderstood part of the move, so here’s the honest version. The “exit tax” is not a penalty and not an extra tax — it’s an estimated prepayment of NJ income tax on your home-sale gain, collected at closing because you’re becoming a non-resident. NJ withholds the greater of 2% of the sale price or your gain × the top NJ rate (currently 10.75%). You’ll see articles citing 8.97% — that figure is outdated.
Crucially, it’s reconciled and often refundable. You true it up on your NJ non-resident return (or file Form A-3128 to get the refund sooner), and if the federal primary-residence exclusion ($250K single / $500K married) wipes out your gain, you typically get most or all of it back. Knowing this ahead of time keeps a closing from feeling like a surprise. (Confirm details with your CPA.)

Be clear-eyed: Naples is genuinely pricey for Florida — it’s not a bargain market. But the win for New Jerseyans is the tax structure, not a cheaper sticker price: no state income tax and a far lower, capped property-tax bill. Many buyers land in a comparable or nicer home with lower annual carrying costs than their NJ house. Check cost of ownership and current listings before setting your range.

Easy from anywhere in the state, into RSW (Fort Myers), ~45 minutes from Naples:
- North/Central NJ — Newark (EWR): nonstop on United and JetBlue (~3 hours).
- South Jersey / Philadelphia — PHL: nonstop on American and Frontier (~3 hours) — the practical choice for the Philly metro.

Where New Jerseyans tend to land
Match the buyer to the community — each has its own guide:
- Water people (the Shore instinct): Port Royal, Park Shore, Aqualane Shores, and walkable Old Naples.
- Amenity-rich coastal: Pelican Bay — private beach access; a perennial NJ favorite.
- Gated golf / country-club living: Mediterra.
- Resort-style, newer construction: Esplanade by the Islands and Lely Resort — very popular with relocating couples and active retirees.
The honest trade-offs
- Hurricanes and insurance. Southwest Florida is hurricane country, and insurance is a real line item — budget for it and check the flood insurance guide.
- Summer heat and humidity (June–September) is why many residents are seasonal.
- “Season” (Nov–April) brings traffic and crowds; plan around the weather and seasons.
