Moving to Naples from New York & the Tri-State: A Relocation Guide

The tri-state-to-Naples pipeline is real and well-established. New York, New Jersey, and Connecticut consistently send some of the highest numbers of movers to Florida, and Naples — sophisticated, coastal, unhurried — is a marquee landing spot. The drivers cluster into taxes, climate, retirement/remote work, and good old equity arbitrage: cash out of a pricey Northeast home, trade into space, newer construction, golf, and boating, often with money left over.

The tax math

This is the section that makes the decision:

  • New York: progressive income tax up to ~10.9% (and NYC adds a city tax — a combined marginal rate can reach the mid-teens).
  • New Jersey: up to ~10.75%, plus among the highest effective property taxes in the country.
  • Florida: no state or city income tax — nothing on wages, retirement income, Social Security, or investment gains — plus the homestead exemption (~$50,000 off assessed value) and the Save Our Homes 3%/CPI assessment cap once it’s your primary home.

Two timely wrinkles worth knowing: the federal SALT deduction cap rose to $40,000 for 2025, but it phases down above ~$500,000 of income and is scheduled to revert to $10,000 after 2029 (verify) — so for high earners the relief is limited, which keeps the “move to a no-income-tax state” math compelling. And the famous “183-day rule” is mainly a tool of the state you’re leaving: if you keep a home in NY and spend 183+ days there, NY can still tax you. What your housing dollar buys

Directionally, this is a down-cost move on almost everything except insurance. New York City runs dramatically more expensive than Naples on most line items, and buyers routinely get newer construction, more square footage, a garage, a pool, and resort amenities for the money. Naples is still one of Florida’s priciest markets — it’s not “cheap Florida” — but compared with the tri-state, the trade usually favors the move. Check current cost of ownership and live listings.

Getting here

You’ll fly into RSW (Fort Myers), ~30–45 minutes from most of Naples. Nonstops run from JFK and LaGuardia (Delta, JetBlue, American) and Newark (United, JetBlue), about 3 to 3.5 hours (verify; service is heaviest in winter). Easy enough to keep family and business ties up north.

Where tri-state buyers tend to land

These map cleanly to tri-state profiles, each with its own guide:

  • Port Royal — the top of the Naples luxury market: gated, deep-water/Gulf-access estates and a private club. For trophy-home and serious boating buyers.
  • Pelican Bay — Naples’ premier master-planned community, with private Gulf-front beach clubs and tram service; hugely popular with Northeast retirees.
  • Park Shore — excellent beach access plus Venetian Bay waterfront and a strong condo/single-family mix.
  • Mediterra — gated, two Tom Fazio courses and a private beach club; draws golf-and-gated families and second-home buyers.

The honest trade-offs

  • Hurricanes and insurance. Southwest Florida is hurricane country, and insurance is expensive and has risen sharply — budget for it, and factor wind mitigation, roof age, elevation, and flood zone (our flood insurance guide helps).
  • Summer heat and humidity (June–September) is a real adjustment for Northeasterners.
  • Seasonal traffic and “season” pricing (Nov–April) change the town’s rhythm; plan around the weather and seasons.
