Drive north on Gulf Shore Boulevard and you pass three of Naples’ most recognizable beach communities in a row — Pelican Bay, Park Shore, and The Moorings. They look similar from the road: condo towers, beach access, and prices that run from reachable to eye-watering. But for a buyer choosing among them, the differences are real, and they come down to four things: how you get to the beach, whether you can boat, what it costs to get in, and what you pay every year.

Here’s an honest side-by-side.

Beach access — three different models

This is the biggest distinction.

Pelican Bay is the resort experience. Roughly three miles of private beach, reached by electric tram and boardwalk through mangrove preserve, with attendants who set up your chair and two members-only beachfront restaurants. It’s the most amenity-rich private beach in Naples — and it’s funded by mandatory Pelican Bay Foundation membership, so every owner pays for it.

Park Shore has a private, gated resident beach park on the Gulf, accessed with a Park Shore Association card. Membership is voluntary and the dues are low — but you’re getting private sand and parking, not a tram-and-restaurant program.

The Moorings is similar to Park Shore: a private resident beach park reached with a vehicle decal through the voluntary Moorings Property Owners Association, quiet and well-kept, at very low annual cost.

The trade-off is simple. Pelican Bay gives you the most for the most; Park Shore and The Moorings give you private beach access for a fraction of the dues, with fewer extras.

Boating — only two are in the game

If a dock is on your wish list, the choice narrows fast.

The Moorings and Park Shore are both boating communities, with Gulf access via Doctors Pass. The Moorings has deep-water canals — and some homes (the “Nifty Fifty” enclave) have no fixed bridges, which matters for larger vessels. Park Shore adds Venetian Bay canal homes plus a resident yacht club and the full-service Park Shore Marina behind Venetian Village.

Homes and price of entry

All three span a wide range, from condos to multimillion-dollar estates — but the entry point differs:

  • Park Shore and The Moorings: older or smaller Gulf-corridor condos have started around $300K (verify), making them the most accessible way onto Gulf Shore Boulevard. Single-family and waterfront homes climb into the millions, and Gulf-front into the eight figures.
  • Pelican Bay: condos generally start around the $650Ks (verify) and run past $30M for estates — a higher floor, reflecting the amenity package.

Across all three, the headline list price is only half the story: condo fees vary dramatically by building, and older towers can carry larger reserves or assessments under Florida’s post-Surfside rules. Always underwrite the monthly carrying cost, not just the purchase price.

Fees, side by side

Think of it in two layers — community dues and your building’s condo fee:

  • Pelican Bay: highest community cost (Foundation dues ~$3,295/yr plus a ~$10,000 capital fee at purchase — verify), because it funds the tram, beach service, restaurants, tennis, and fitness.
  • Park Shore: voluntary association ~$300/yr (+ ~$1,000 to join) — verify.
  • The Moorings: voluntary POA ~$200/yr — verify.
  • Everywhere: your individual condo association fee is separate, and usually the bigger monthly number. Verify per building.

So which one fits you?

  • Choose Pelican Bay if you want the most turnkey beach-and-amenity lifestyle in Naples — tram-served private beach, dining, tennis, fitness — and a walk to Waterside Shops and Artis—Naples, and you’re comfortable with the highest dues. (Not for boaters.)
  • Choose Park Shore if you want a walkable beach-and-bay life with Venetian Village dining at your doorstep, a flexible range of price points, and the option of boating.
  • Choose The Moorings if you want a quieter, classic Naples neighborhood with strong, often bridge-free boating, a private beach park, and a central location — at low community dues.

None of these is “better” — they’re different answers to the same coastal dream. The right one depends on whether your priority is amenities, boating, walkable dining, or price of entry.
