Port Royal is the top of the Naples market — the waterfront streets where Collier County’s price records are set. At the $20 million-and-up tier, you’re no longer just buying a house; you’re buying water, location, and access. Here’s what that actually means. (All ranges below carry a verify caveat — the top end moves.)
The streets, by tier
Port Royal isn’t one price — it’s a gradient defined by where the water is:
- Admiralty Parade — the trophy address. Gulf-front and bayfront estates, roughly $15M–$85M+. This is where records are set.
- Spyglass Island — the southwestern peninsula, big estate lots with both Gulf and bay water, roughly $10M–$50M+.
- Rum Row & Kingstown Drive — the historic peninsula, classic (often rebuilt) homes with direct Gulf docks, roughly $8M–$40M+.
- Cutlass Cove & Half Moon Lake — 1960s bayside enclaves now rebuilt with Mediterranean estates, roughly $7M–$30M+.
- Galleon Drive & Gin Lane and Nelson’s Walk / Fort Charles Drive — the interior canals and streets near the Club, the (relatively) attainable way in at roughly $5M–$20M.
So the $20M+ conversation lives mostly on the western, Gulf-facing peninsulas — direct frontage, the deepest water, the shortest run to open Gulf.
What you’re really paying for
Deep-water, no-bridge boating. Port Royal’s defining feature is direct access to the Gulf through Gordon Pass with no fixed bridges — meaning large vessels, big sport-fishers, and serious cruising boats can come and go on any tide. That capability is the single biggest driver of the premium.
The Port Royal Club. The private beachfront social club — dining, beach, recreation — is a core reason buyers choose the neighborhood. Eligibility is tied to Port Royal addresses; confirm current membership availability and fees with the Club directly.
Scarcity and land value. There’s a finite number of these lots in the most desirable corner of Naples. At the very top, many sales are effectively land transactions — buyers acquire to rebuild a current-code estate, which is why a “$30M home” and a “$30M lot” can be the same listing.
How buying actually works at this level
The $20M+ tier is a discreet, relationship-driven market. A meaningful share of the best opportunities trade quietly (pre-market or pocket), elevation and seawall condition matter enormously to value, and the right move is often to price the dirt and the dock first, then the structure.
