Pulte Has Two Homes Left at Caymas — and Both Are Model Homes
General education only — not legal, tax, financial, insurance, or other professional advice. Read the full disclaimerPulte sent an email on 23 September 2026 with a subject line that is worth pausing on: “ONLY 2 Opportunities Available!” at Caymas.
Not two floor plans. Two homes. And both of them are the model homes Pulte has been showing buyers.
That is a bigger deal than a builder clearing inventory, because of what Pulte was at Caymas: the affordable way in.
What Pulte was doing at Caymas
Caymas is a 457-home community off Collier Boulevard, developed by STOCK. Pulte held 97 of those homesites — about a fifth of the community — on the 52-foot lots, and published the lowest base prices behind the gates.
As of today Pulte’s own community page still lists those bases:
| Plan | Storeys | Living sq ft | Base price |
|---|---|---|---|
| Brixton | 1 | 2,366 | $839,990 |
| Regency | 1 | 2,658 | $889,990 |
| Brixton Grande | 2 | 3,318 | $1,040,990 |
| Regency Grande | 2 | 3,812 | $1,089,990 |
Pulte community page, read 23 September 2026. Base prices exclude lot premium, options, pool, landscaping and design-centre selections.
That is what made Caymas unusual. You could buy into a STOCK-developed luxury community — same guarded gates, same clubhouse, same lake system — from the $800s.
What is actually left
Two homes, and they are not base-price homes. They are the decorated models:
| Address | Plan | Living sq ft | Price | Note |
|---|---|---|---|---|
| 9402 Caymas Terrace | Brixton | 2,366 | $1,449,990 | was $1,513,706 — a $63,716 reduction |
| 9410 Caymas Terrace | Regency Grande | 3,815 | $2,033,281 | furnished model |
Pulte community page, read 23 September 2026. Confirm current price and availability with Pulte at (239) 307-2502.
Look at the Brixton line for a second. The plan’s base is $839,990. The model is $1,449,990 — about $610,000 more for the same floor plan. That gap is the lot premium, the pool, the outdoor kitchen, the structural options and the designer package, all stacked into one house. It is not a markup; it is what a fully optioned version of that plan costs. Which is itself the most useful thing a base price never tells you.
The part that matters if you are still deciding
When those two sell, the cheapest new home at Caymas is STOCK’s Birchwood III, published base $1,254,990.
So the entry point to the community moves from $839,990 to $1,254,990 — roughly $415,000, as a step, not a drift.
If your interest in Caymas was ever partly about it being reachable, that reason is expiring. That is not a reason to rush — it is a reason to know which decision you are actually making. A buyer who wanted the $800s version of Caymas and waits six months is not going to find a cheaper version of the same community. They are going to be choosing between a $1.25M+ STOCK home and a different community entirely.
Two model homes is a specific kind of purchase
Both remaining Pulte homes are models, and a model is not simply a finished house:
- The furniture is usually a separate bill of sale, not part of the real property. Get the inventory list and the price in writing.
- The builder may want a leaseback so it can keep selling from the house. Term, rent, condition on return and who repairs what all need to be in the contract.
- The warranty start date may not be your closing date. Ask when it starts and what is left on it.
- It has been walked by thousands of people. Inspect it like a resale, because in wear terms it is one.
- Landscaping and the pool are already in, which is real value — at Caymas especially, for reasons below.
Meanwhile, the clubhouse finally has a date
STOCK’s September newsletter, dated 22 September 2026, says the 30,000-square-foot clubhouse “will open mid-November.”
That is more specific than the “Fall 2026” language still on the community website, and it matters for two reasons.
First, it is close. Resort-style pools, indoor and outdoor dining, a fitness centre, a private theatre, a golf simulator and bocce courts, designed with Clive Daniel Hospitality and Humphrey Rosal Architects. The Sports Center — eight pickleball courts, six tennis courts, dog parks and a pro shop — has been open for a while.
Second, and nobody at a sales desk will raise this: the clubhouse opening is the event that ends the discount on your HOA dues.
The developer’s own signed fee schedule sets the 2026 base assessment at $1,592.22 to $1,719.72 per quarter depending on lot width. The same document carries a second column — projected built-out — at $2,634.88 to $2,762.38 per quarter, and a footnote explaining that before full build-out the assessment “may be reduced to account for amenities not yet placed into service.”
The clubhouse is the amenity not yet in service. When it opens in November, the reason for the reduction goes away.
We have not seen a published FY2027 schedule, so we are not going to pretend to know the exact number. But the direction is not ambiguous, and the current schedule expires 30 September 2026. If you are closing after that, ask for the FY2027 assessment in writing before you are non-refundable — and read our full breakdown of what Caymas costs to own.
And STOCK is discounting too
Worth noting alongside the Pulte story: STOCK’s same newsletter lists two Caymas move-in-ready homes with $100,000 reductions — a Madison II at $2,616,385 (from $2,716,385) and a Chandler V at $3,329,330 (from $3,429,330).
That is a more interesting signal than either number alone. STOCK raised its published plan prices by $100,000 across the board in mid-August, and is now taking $100,000 off finished spec homes. List prices and clearing prices are moving in opposite directions, which is what the back half of a sell-out usually looks like.
What we would actually do
If Caymas is on your list:
- Go and see both Pulte models this week, if only to calibrate. Walking a fully optioned Brixton next to its $839,990 base price is the fastest education in what “from” pricing means that you will get anywhere in Naples.
- Ask for the FY2027 HOA assessment in writing. Not the current one. The one that applies after the clubhouse opens.
- Ask what the CDD is for that specific lot. It runs $2,654 to $3,886 a year in the on-roll area for FY2027, by lot width, and it is not the same number as your neighbour’s.
- If you are looking at a model, price the furniture and the leaseback separately from the house.
- Register your agent before your first visit. Builder registration rules are strict and the window is short.
We are not affiliated with STOCK or Pulte, and we do not get paid to be enthusiastic about either. If you want the numbers behind the brochure — the fee schedule, the CDD by lot width, the recorded documents and what has actually resold — that is all on our Caymas community page.
Figures in this article come from Pulte’s community page and STOCK Development’s September 2026 newsletter, both read on 23 September 2026, and from the developer’s signed fee disclosure. Builder prices, incentives and availability change without notice — verify everything before you rely on it.
