These are two of the communities I get asked about most by buyers who say the same thing: “I want the lifestyle, but I’m not sure I’ll really golf.” Both The Vineyards and Fiddler’s Creek are built for exactly that buyer — golf is optional at each. But the way “optional” works, and what it costs to own if you never tee off, is genuinely different. That difference is the whole point of this comparison.

Fair disclosure: I help buyers across Naples golf communities, and I’m not pushing one over the other. This is the honest breakdown I’d give you sitting across the table — what’s true, what to verify, and who each one actually fits.

The 30-second answer

If you want an established, central North Naples community, no CDD, and a club you can completely skip — where a non-golfer can own for essentially HOA plus taxes — lean The Vineyards.

If you want a larger South Naples resort closer to Marco Island, with a mandatory Club & Spa, optional golf, and beach-club and marina options — and you don’t mind a CDD bond and a required club cost — lean Fiddler’s Creek.

Round 1: What “optional golf” really means

This is the fork that matters most, and it’s where buyers get surprised.

At The Vineyards, the entire club is optional. The Vineyards Country Club is privately, family-owned and runs separately from the HOAs. You buy the home, and you decide — independently — whether to join for golf, spa, racquet, and dining. About 75% of residents do join, but a non-golfer can own a home here and pay essentially just HOA dues and taxes. At Fiddler’s Creek, golf is optional — but the club isn’t. Every homeowner belongs to the mandatory Club & Spa (a 54,000-sq-ft amenity hub). Golf is the separate, optional piece: you only pay golf fees if you join The Golf Club at Fiddler’s Creek. So even a committed non-golfer carries a required club membership as part of ownership — plus optional add-ons like the Tarpon beach club and the marina.

Bottom line: both let you skip golf, but only The Vineyards lets you skip the club. That single distinction drives most of the cost difference below.

Round 2: The cost-of-ownership math

This is where “optional” shows up on paper.

The Vineyards has no CDD — roads and amenities are funded through HOA dues, so there’s no separate bond on your tax bill. Pair that with a fully optional club, and the baseline cost for a non-golfer is about as lean as a gated, amenity-rich Naples community gets: HOA + taxes, full stop. Fiddler’s Creek adds two layers The Vineyards doesn’t: a CDD bond (roughly $1,500–$3,000+ per year, varying by phase and lot — verify the exact amount for the address) and the mandatory Club & Spa membership. Neither is “cheaper” in the abstract — it depends on whether you’ll use what you’re paying for. The honest test: compare the full monthly cost against what you’ll actually use, not one line item.

Round 3: The homes

Both communities span a wide range, which is part of why they’re so popular.

The Vineyards offers about three dozen gated enclaves — from attainable mid-rise condos (Bellerive, Concord, Tuscany) to premier coach homes (Avellino Isles, Regency Reserve) and custom estates (Valley Oak, Glen Lake Estates) — built mostly between the late 1980s and mid-2000s. Prices run from the $300Ks to $3M+. Round 4: Golf & amenities

The Vineyards owns two championship 18-hole courses under one non-equity club — the North (a Mark McCumber design re-worked by Kipp Schulties in 2024) and the South (a Bill Amick layout renovated in 2023) — plus a 70,000-sq-ft clubhouse, a wellness spa with an indoor saltwater lap pool, and a racquet center with 12 tennis and 8 pickleball courts. Two courses for roughly 1,600 members keeps tee access easy.

Fiddler’s Creek centers on its 54,000-sq-ft Club & Spa — multi-pool complex, tennis and pickleball, fine and casual dining — with golf as a separate optional membership and the option to add a beach club and marina. If “resort with a boat slip and a beach club” is the dream, Fiddler’s has levers The Vineyards doesn’t.

Round 5: Location & feel

The Vineyards is central North Naples — off Vanderbilt Beach Road with quick I-75 access, minutes from North Naples shopping, dining, Vineyards Elementary, and a straightforward run to the beaches. It feels established and quietly upscale, anchored by a family-owned club.

Fiddler’s Creek is South Naples, between downtown Naples and Marco Island off US-41 — closer to Marco’s beaches, with a bigger, newer-resort footprint and beach/marina options. It feels larger and more resort-forward.

So which one?
