Valencia Trails vs. Esplanade by the Islands: Which Naples Community Is Right for You?

These are the two communities I get asked to compare more than any other in Naples — and for good reason. Valencia Trails and Esplanade by the Islands are both newer, gated, amenity-rich, resort-lifestyle communities with full-time social calendars and clubhouses that rival private clubs. On paper they look similar. In person, they’re built for two different buyers.

Full disclosure so you know where I’m coming from: I live in Valencia Trails, and I do a lot of my business in Esplanade by the Islands. I like both. This isn’t a sales pitch for one over the other — it’s the honest breakdown I give people when they’re sitting across from me trying to decide.

The 30-second answer

If you want an age-restricted (55+), one-story, low-maintenance home with the lowest ongoing cost and a racquet-and-pool lifestyle, lean Valencia Trails.

If you want an all-ages community, more home types and price points, an award-winning amenity center, and a location between downtown Naples and Marco Island — and you don’t mind paying more to carry it — lean Esplanade by the Islands.

Round 1: Who it’s actually for

This is the first fork in the road, and it settles a lot of decisions on its own.

Valencia Trails is 55+. At least one occupant of every home must be 55 or older, and it follows the standard 80/20 age rule. That’s not a limitation — it’s the whole point. The lifestyle staff, the club calendar, the pace of the place are all designed around active adults who are done with yard work and want a built-in social life. If that’s you, it’s hard to beat.

Esplanade by the Islands is all ages. You’ll have working professionals, young families, and retirees on the same street. Some buyers love that energy; some specifically want the quieter, all-adult feel of Valencia Trails. Neither is “better” — but it’s the single biggest difference in how the two communities feel, so start here.

Round 2: The homes

Valencia Trails keeps it simple: every home is a single-story GL Homes single-family house, roughly 1,674 to 3,472 square feet, 2–4 bedrooms, across four design collections (Shoreline, Atlantica, Coastal, Gulfshore). No stairs, no shared walls, low maintenance. The trade-off is there’s no lower-cost entry point — no condos or villas — so pricing starts in the high-$600s and goes up from there. Esplanade by the Islands gives you three doors in: single-family homes, twin villas, and coach homes (condos) from Taylor Morrison. That range is a real advantage if you want a lock-and-leave villa or a more affordable coach home rather than a full single-family house. One nuance that trips people up: what the HOA maintains differs by home type. Round 3: Amenities and lifestyle

Here’s the surprise: this round is close to a tie, and both would win in most other towns.

Valencia Trails is built around a ~42,000-square-foot clubhouse on a 10+ acre campus — a grand social hall, the Gather restaurant and bar, a sports lounge, card and craft studios — plus a serious racquet club (six clay tennis courts, eight pickleball courts, five bocce courts), a resort beach-entry pool, a 70-foot lap pool, a resistance walking pool, a spa, and about three miles of trails. For a racquet-and-pool person, it’s exceptional.

I’ll add the part that doesn’t show up in an amenities list, because I live here: the social scene is the real standout. The pickleball community is genuinely active, the clubhouse runs activities most days, the Gather bar and restaurant turns into the neighborhood living room, and the pool parties are a real thing. What actually sells people isn’t the square footage — it’s that it’s a great group of people. If a built-in social life at 55+ is part of what you’re buying, weight this heavily.

Esplanade by the Islands centers on a 15,000-square-foot Wellness & Venue facility that won the local building association’s 2025 Best Clubhouse award, with a resort pool, resistance pool, cabana pool, The Spa at Esplanade, a movement studio, and on-site dining at the poolside Bahama Bar and Toasted Café. The lifestyle program is run by Troon, and there’s pickleball, tennis, bocce, a bark park, and fire pits.

Neither has golf — both pour the budget into wellness, dining, and social life instead. If amenities alone decided it, you’d be happy at either. The tiebreakers are age, location, and cost.

Round 4: Location — and this one’s a real trade-off

Location may be the single most underrated factor here, because the two communities sit in very different parts of Naples — and that quietly changes your everyday drive times.

Valencia Trails is North Naples, off Immokalee Road near I-75. Esplanade by the Islands is East Naples, off US-41 (Tamiami Trail East), down toward Marco and the islands. Here’s roughly how that plays out:

The pattern is clear. If you fly a lot, Valencia Trails is meaningfully closer to the airport — a real factor for snowbirds and anyone with family up north. If your Naples revolves around downtown dinners and Marco Island, Esplanade wins the commute by a wide margin. Beaches are close to a wash.

One location factor people forget until the insurance renewal arrives: elevation and flood zone. Naples is flat and low overall, and both vary lot to lot — so always verify them for the specific address (my Naples flood-zone guide shows how to check). As a general rule, inland North Naples sits a bit farther from the southern coastal estuaries than the US-41 East corridor, which is worth weighing — but never assume; pull the elevation certificate and flood zone on the exact home before you fall in love with it.

Round 5: The cost of ownership (the real one)

This is where the two communities genuinely diverge, and it’s the part buyers most often underestimate. The sticker price is only half the story — what you pay every year to carry the home is the other half.

Valencia Trails is the leaner of the two: no CDD bond on your tax bill, and an all-inclusive HOA that bundles lawn care, common areas, and the full amenity package into one payment. That’s it. The absence of a CDD alone can save thousands a year versus comparable newer communities.

Esplanade by the Islands funds its award-winning amenities with a heavier stack:

  • a CDD bond debt-service line on your Collier County tax bill,
  • tiered HOA dues (single-family by lot width, twin villa, coach home — roughly $5,000–$6,000/year depending on type, plus a separate association for coach homes),
  • an $800/year food-and-beverage minimum at the on-site venues, and
  • a one-time $5,000 Working Fund contribution due at resale — the buyer’s, by default.

None of that makes Esplanade a bad deal — those fees buy a genuinely premium amenity experience, and lots of buyers happily pay for it. But you should walk in with eyes open. Round 6: Price and resale

Both have matured into real resale markets, not just builder inventory.

Valencia Trails has a full arc of closing history now — the median sold price ran up near $1.09M in 2023 and has eased to roughly $930K in 2026 as resale supply grew. There are around 30 active listings, and asking prices skew high (well above what’s actually closing), so there’s usually room to negotiate on resales.

Esplanade by the Islands is still primarily a new-construction market with Taylor Morrison releasing through buildout, alongside a growing resale market. New homes have ranged from the high-$600s to about $2.5M depending on type and finishes, with a single-family resale median near $1.0M.

So which should you buy?

Here’s how I actually steer people:

Choose Valencia Trails if you’re 55+, you want a one-story home with no stairs and no shared walls, you love tennis/pickleball and an active-adult social scene, and you want the lowest, simplest cost of ownership (no CDD, one all-inclusive HOA).

Choose Esplanade by the Islands if you want an all-ages community, you like having villa and coach-home options (or a location closer to downtown Naples and Marco Island), and the award-winning amenity center is worth the heavier fee stack to you.

Honestly? The buyers who are happiest are the ones who tour both with someone who knows the fine print — the leasing rules, the fee tiers, the lot premiums, which resales are actually priced to sell. I know both communities cold because I live in one and work the other every week.
