What $5 Million Buys in Naples Right Now (2026): Trophy Condo, Port Royal Entry, or a New Golf Estate?

Five million dollars is a serious budget anywhere — but in Naples it forces a genuinely interesting choice. At this level you’re not buying “more house”; you’re choosing which version of Naples you want. Here’s what $5M realistically buys in 2026. Option 1: A trophy beachfront condo

$5M buys a large, high-floor unit in a Gulf-front tower along Gulf Shore Boulevard in Park Shore or Pelican Bay — wide Gulf views, resort amenities, the beach downstairs, and zero exterior maintenance. The trade-off is condo life: association rules and, on older buildings, milestone-inspection and reserve assessments you must diligence before buying (see our condo buyer’s guide). Best for lock-and-leave seasonal owners who want the beach without a house to manage.

Option 2: The entry into Port Royal — or a deep-water Aqualane estate

$5M is roughly the front door to Port Royal — the interior canals (Galleon Drive, Gin Lane), where you get the address, the Port Royal Club eligibility, and boat access, without the $20M+ Gulf-front price. Or step just north to Aqualane Shores, where $5M buys a genuine deep-water estate a walk from 3rd Street South. Best for boaters who want water access and a prestige address over square footage.

Option 3: A large new golf estate

Move inland to a premier gated golf community — Mediterra, Quail West, or comparable — and $5M buys a brand-new or near-new estate of 4,000–6,000+ square feet with a resort pool, top finishes, and club golf available. You trade the beach walk for space, newness, security, and amenities. Best for buyers (often full-time) who want the most home and the country-club lifestyle. $5M in Old Naples buys location over size — a renovated cottage or a smaller lot within strolling distance of the beach, 5th Avenue South, and 3rd Street South.
