The economics

When the land outgrows the house

Aqualane's math is unambiguous: interior-canal lots and teardowns have typically traded around $5–8 million, wide-water sites far higher — and finished new construction has been asking and closing between $16 million and $25 million. In 2025 the neighborhood averaged about $9.8M per sale at nearly $2,000 per square foot, with the $31.5M record — a new 8,890 sq ft estate on a wide-water lot — resetting the ceiling. When new product trades at three times the teardown, the 1950s cottage's fate is arithmetic.

Hurricane Ian accelerated everything: the 2022 surge flooded much of low-lying Aqualane, and FEMA's 50% substantial-improvement rule turned many planned remodels into rebuilds — exceed half the structure's value in improvements and the entire home must meet current flood code, elevated first floor and all. The new streetscape rides visibly higher than the old one, by design and by law.

Aqualane's current era is being built by a short list you can verify in the recent trades: VIV Homes with MHK Architecture (the $22M-class new builds on 15th Ave S and Gordon Drive) and with Kukk Architecture; London Bay with Romanza interiors (Aqua Court); Stock Custom Homes with Stofft Cooney (Gulf Shore Blvd S); Seaside Builders with Kukk (Gordon Drive); Equinox Construction with Falconer Jones; and Oakley Home Builders. It's substantially the same bench that builds Port Royal — same trades, same finish level, smaller parcels.

The right sequence mirrors Port Royal: interview two or three architect-builder teams before the land closes. On Aqualane's narrower lanes, a team's read on a specific lot — buildable envelope after setbacks, elevation strategy, dock configuration — routinely changes which lot is actually the better buy.

The rules

City permitting, flood code, and a light-touch association

Aqualane sits inside the City of Naples: standard construction hours (Monday–Saturday 7am–6pm, demolition weekdays), fence permits before demo, and marine permits for seawall and dock work — with Chapter 42's plat-specific waterway rules for the Aqualane subdivisions, and FDEP/Army Corps review where it applies. New builds set the lowest floor at base flood elevation plus freeboard.

One structural difference from Port Royal: there's no PRPOA-style deed-restriction regime here. The Aqualane Shores Association is a voluntary civic association (roughly $100 a year) — an effective city liaison that helped bring natural gas and fiber to the neighborhood, but not a design-review board. Architectural control runs through city zoning, which gives builders here somewhat more latitude — and makes the lane-by-lane character worth studying before you commit.
