About Azure at Hacienda Lakes

Azure at Hacienda Lakes is built to be left: a single association maintains the lawns, landscaping, building exteriors, and roofs, and the gated entry keeps watch while you’re away. It’s an all-ages Toll Brothers community in East Naples (34114), built from roughly 2017 to 2024 and now essentially resale-only, its British West Indies architecture spanning an unusually wide range of homes — attached villas, stacked coach homes, and detached single-family homes, about 405 in all, inside the larger Hacienda Lakes master-planned development.

The draw is a private resort clubhouse with a pool and spa, fitness, and tennis and pickleball, all in impact-glass, concrete-block construction. Azure sits right at Collier Boulevard and Rattlesnake Hammock — minutes from Physicians Regional hospital, I-75, and the new East Naples Costco approved for that very corner.

It shares the Hacienda Lakes master plan and its Community Development District with Esplanade by the Islands and Sapphire Cove. Below is what it actually costs to own and live here — drawn from the HOA’s own 2025 fee schedule and rules, and eight years of closed sales.

What makes Azure at Hacienda Lakes different

  • Toll Brothers British West Indies design — impact glass, concrete block, tile roofs
  • Resort clubhouse: pool & spa, fitness, tennis & pickleball
  • Three home types — villas, coach homes, and single-family
  • All-ages and gated; minutes from the new East Naples Costco
The lifestyle

What it’s like to live in Azure at Hacienda Lakes

Azure is built around a private resort clubhouse — a community room and library, billiards and catering kitchen — with a resort pool and spa, cabanas, and a fire-pit lounge just outside, plus a fitness center and tennis and pickleball courts. Unlike many Naples communities, it is open to all ages — no age restriction — with a children’s playground alongside the resort amenities.

The look is consistent British West Indies — stucco and concrete block, tile roofs, and impact-resistant glass throughout — built by Toll Brothers between about 2017 and 2024. The single master HOA keeps it low-maintenance: lawn and landscape care, security, street lights, and even building exteriors and roofs are association-maintained.

It’s a practical East Naples address: gated and quiet, but right on Collier Boulevard near shopping, dining, Physicians Regional hospital, and a quick route to Marco Island or downtown Naples.

The homes of Azure at Hacienda Lakes

Azure is unusually varied for one community — about 405 homes in three types: attached villas, stacked coach homes, and detached single-family homes. That spread is why a single gate covers everything from sub-$500K villas to multimillion-dollar lakefront estates.

Toll Brothers built them in island-styled collections between about 2017 and 2024; the single-family “Residential” homes were sold in Heritage, Estate, and Signature series.

Median sold price, Azure at Hacienda Lakes — 2018–2026. Source: Naples-area MLS closings; snapshot June 2026. Medians shift with the mix of homes that sell each year.

Azure has a full eight-year arc of closings. The community median climbed from about $440K when the first villas and coach homes delivered in 2018 to roughly $785–790K in 2024–2025 — partly appreciation, partly the mix of homes selling, as the larger single-family Estate and Signature homes came to market. Across 228 closed sales the overall median is about $647K at ~$372/sq ft, with a median around 71 days on market.

The three home types trade in distinct lanes: villas mostly in the $500Ks–$600Ks (median ~$596K), coach and mid-size homes around the high-$700Ks, and larger single-family homes from the $800Ks past $2M (median ~$1.25M).

There are about 19 active listings right now, roughly $545K to $1.45M (median list near $850K). I’ll pull exact current comps for the specific home type or floor plan you’re weighing.

CDD on the tax billAzure is in the Hacienda Lakes CDD — a bond debt-service line (roughly $940–$1,640 a year per home by lot type) plus an annual operations-and-maintenance portion, on top of HOA dues. Confirm the exact figure for the parcel.
ReSale ContributionBesides a $100 application fee, the HOA charges a one-time ReSale Contribution at purchase (Declaration Art. VIII §14) — budget for it and confirm the current amount.

Azure sits at the corner of Collier Boulevard (CR-951) and Rattlesnake Hammock Road in East Naples — gated and quiet, but on a main north-south artery. Physicians Regional’s Collier Boulevard hospital is a couple of minutes north, and I-75 (Exit 101) is about five miles up Collier Blvd.

Plan on roughly 20–25 minutes to downtown Naples and 5th Avenue South, and about 25 minutes south to Marco Island. The new East Naples Costco, approved for the very same intersection, is expected to open in late 2026.

The honest take

Azure at Hacienda Lakes: pros & cons

Pros

  • Three home types and a wide price band — from sub-$500K villas to $2M+ estates
  • Toll Brothers build quality: impact glass, concrete block, tile roofs
  • Resort clubhouse with pool & spa, fitness, tennis and pickleball
  • All ages and gated — no 55+ restriction and no golf mandate
  • A single HOA maintains roofs and exteriors; coach homes avoid the condo milestone/SIRS law
  • At Collier Blvd & Rattlesnake Hammock — minutes from the new Costco, the hospital, and I-75
  • Most of the community is flood Zone X

Worth weighing

  • Resale-only — no new-construction builder warranty on older homes
  • A CDD bond on the tax bill (~$940–$1,640/yr by lot) on top of quarterly HOA dues
  • A one-time ReSale Contribution applies at purchase (amount set in the Declaration)
  • Inland East Naples — not beachfront or walkable to downtown
  • Quarterly HOA dues are a real cost — highest for the villas
  • Restrictive leasing (90-day minimum, three per year) — not for short-term rentals
FAQ

Azure at Hacienda Lakes questions, answered

Is Azure at Hacienda Lakes a 55+ community?

No — Azure is all-ages. It’s a gated community with a children’s playground and no age restriction.

Who built Azure, and is it still selling new homes?

Toll Brothers built Azure between about 2017 and 2024 in a British West Indies style. It’s essentially sold out, so homes now trade on the resale market.

What does it cost to own at Azure?

A single master HOA charges 2025 quarterly dues of about $1,678.91 for villas, $1,593.62 for single-family (the “Residential” collection), and $1,329.32 for coach homes — covering lawn and landscape care, security, street lights, and building exteriors and roofs. On top of that, the Hacienda Lakes CDD adds a line to the Collier County tax bill (roughly $940–$1,640 a year of bond debt service by lot type, plus an operations-and-maintenance portion). A $100 application fee and a one-time ReSale Contribution apply at purchase.

Are the coach homes affected by Florida’s new condo inspection law?

No. Azure is a homeowners’ association — not a condominium — and the coach homes sit in two-story buildings, so they fall outside the milestone-inspection and structural-reserve (SIRS) requirements that apply to condominium buildings of three or more stories.

Can I rent out my home at Azure?

Yes, with limits: a 90-day minimum lease, no more than three leases in any 12-month period, board review (within 15 business days), a $100-per-adult application fee, and no subleases. No more than four unrelated people may occupy a home. It suits seasonal use, not a short-term-rental strategy.

Are pets allowed at Azure?

Yes — common household pets are allowed. They must be registered and tagged with the HOA and Collier County, leashed (6-foot maximum) whenever outside the home, and never left unattended in yards, garages, lanais, or porches. Owners must pick up after them and may only walk pets in common areas.

Can I park a pickup truck, RV, or boat at Azure?

Personal vehicles park in your garage or driveway (garage doors kept closed when not in use), and there is no overnight street parking (12am–6am). Recreational and commercial vehicles — RVs, boats, trailers, motorcycles, golf carts, campers, vans over 14 feet, trucks over three-quarter-ton, and commercial vehicles of any type — cannot be stored outside; they’re allowed onsite a maximum of eight hours (no overnight) unless fully garaged.

What are the quiet hours and amenity hours at Azure?

Residents may not create a nuisance or disturb the peace at any time, and Collier County noise ordinances apply. Contractor and construction work is prohibited on Sundays and otherwise runs 6:30am–7:00pm. The clubhouse is open 5am–10pm, the tennis and pickleball courts 8am–8pm, and the pool and spa are open dawn to dusk.

Can I add a fence, lanai cage, or other exterior changes?

Exterior changes need Architectural Review Committee (ARC) approval. Fences are permitted only around a pool or extended lanai (with ARC approval, per Collier code), and a pool or lanai-cage application carries a $2,000 deposit. Satellite dishes, antennas, signs, and landscaping changes are also regulated — only an open-house sign on the listing day is allowed.

How many guests can use the amenities?

Amenities are for residents and their guests: up to four guests per household at the clubhouse, pool and spa, and fitness center, and up to three guests at the tennis and pickleball courts.

What schools serve Azure?

It’s zoned for Lely Elementary, Manatee Middle, and Lely High in Collier County Public Schools — confirm the exact assignment for a specific address.

What is the flood zone at Azure?

Most of Azure is in flood Zone X (minimal risk, no federal flood-insurance requirement), though lake-adjacent lots can differ — always verify by address.

Coffee by the resort pool, a set of tennis at nine, an afternoon in the clubhouse library or at the fire-pit lounge.
