About Greyhawk at Golf Club of the Everglades

At Greyhawk, golf is optional — the Golf Club of the Everglades offers equity, non-equity, and social memberships, so you can buy the home first and decide on the club later, with no golf dues unless you join. The community wraps around that Rees Jones–designed championship course in Northeast Naples: built by Pulte Homes across roughly 564 single-family homes on about 507 acres (per the 2025 HOA budget), with modern one- and two-story plans, a 24-hour guard gate, and a full resort-amenity center.

Buyers are drawn to the recent construction, the amenity campus (resort pool, restaurant, fitness, tennis, pickleball, bocce), a no-CDD tax structure, and the flexibility of optional golf memberships. Pulte has sold out of new construction, so the community now trades as a resale market.

Median sold price, Greyhawk at Golf Club of the Everglades — 2019–2026. Source: Naples-area MLS closings; snapshot June 2026. Medians shift with the mix of homes that sell each year.

Greyhawk is an all single-family market, and it has appreciated sharply. The median sold price climbed from about $656K in 2020 to a peak near $1.53M in 2024 as the community finished building out and larger homes traded, then eased to the low-$1.1M range in 2026 as inventory grew and the broader Naples market cooled. Across recent closings the median runs near $875K at roughly $393 per square foot, with a typical 40 days on market.

Today there are about 16 homes for sale, listed from roughly $775K to $2.1M (median asking near $1.36M). As in much of Naples, asking prices sit well above what is actually closing, so there is usually room to negotiate — especially on resales that have lingered.

Carrying cost is straightforward to model: there is no CDD bond, the HOA assessment runs about $7,600 a year, and golf is optional rather than bundled. Budget separately for a one-time $4,400 resale capital contribution at closing and the $600/year amenity food-and-beverage minimum. I’ll pull exact comps and the all-in monthly for any home.

FAQ

Greyhawk at Golf Club of the Everglades questions, answered

Is Greyhawk a 55+ community?

No. Greyhawk is not age-restricted — it’s a newer-construction, all-ages community within the Golf Club of the Everglades.

Who builds Greyhawk, and what kind of homes are there?

Greyhawk was built by Pulte Homes — about 564 single-family homes (per the 2025 HOA budget) on roughly 507 acres, in one- and two-story floor plans. Pulte has sold out of new construction, so it now trades as a resale market.

Is golf required at Greyhawk?

No — this is an optional-membership golf community, not a bundled one. The Golf Club of the Everglades (a Rees Jones–designed 18-hole course) offers full golf memberships on an equity or non-equity basis, and Greyhawk residents can instead take a lower-cost social membership or stay HOA-only. Initiation and annual dues are meaningful and the club sets them, so I’ll confirm the current tiers, fees, and any waitlist for you.

What amenities does Greyhawk have?

A resort-style amenity campus with a pool, restaurant, fitness center, tennis, pickleball, and bocce, alongside the optional golf club.

Does Greyhawk have a CDD?

No — Greyhawk has no CDD bond, so you avoid the separate CDD line that many newer Naples communities carry on the tax bill. Your recurring cost is the HOA dues (plus optional golf). I’ll confirm the current HOA amount for a specific home, and always verify the tax bill per parcel.

What schools serve Greyhawk?

Greyhawk is served by Collier County Public Schools (North Naples, 34120). Attendance zones change, so I’ll confirm the exact assignment for an address with the district’s zoning tool.

Is Greyhawk in a flood zone?

It’s an inland North Naples location, but flood zones are assigned per structure, not by neighborhood. Send me a specific address and I’ll pull the current FEMA determination — and my Naples flood-zones guide explains how to read it.

Are pets allowed at Greyhawk?

Yes — the rules allow a reasonable number of dogs, cats, and other non-exotic household pets, but pit bulls, wolf hybrids, and other dogs prone to aggressive behavior are prohibited. Outside the home, pets must be carried or on a hand-held leash; owners must pick up waste; “invisible” underground fencing isn’t allowed; and pets aren’t permitted inside the Amenity Center. (Greyhawk Rules & Regulations, rev. 5/2025.)

Can I rent out my home at Greyhawk?

Yes, within limits: a home can’t be leased for less than one month and no more than three times per year, and you must complete the lease paperwork with Greyhawk Community Management before a tenant moves in. It works for seasonal renting but not nightly or weekly vacation rentals.

What are the parking and vehicle rules?

Everyday passenger vehicles — cars, SUVs, passenger vans, and pickup trucks — may park overnight on your driveway, but overnight parking on the community roads or on the grass is prohibited. Commercial vehicles (over ¾-ton, with bed racks or tools, or commercial signage) need Board approval to sit outside overnight, and everything else — golf carts, motorcycles, RVs, boats, watercraft, trailers, and campers — must be kept in an enclosed garage overnight, with garage doors closed when not in use.

What does it cost to own at Greyhawk (HOA, fees, CDD)?

Per the 2025 budget, the HOA assessment runs roughly $1,900 a quarter (about $7,600 a year, with small tiers by home series), and there is no CDD bond. Two Greyhawk-specific costs to budget for: a one-time $4,400 Resale Capital Contribution paid at closing, and a $600/year amenity food-and-beverage minimum billed each January (a $150 application fee also applies at resale). Golf is optional and priced separately by the club. I’ll confirm the exact current figures for any home.
