Cottage vs. paired villa vs. single-family — how to choose

  • Coastal Cottages (Captiva and siblings) are the charm play: attached, board-and-batten Old-Florida styling, dens instead of third bedrooms, from 1,482 sq ft under air. One listing’s phrase — “this exquisitely styled Marco cottage” — captures the vibe. They pay the cottage fee tier ($2,105/qtr in 2026, which includes a cottage building reserve).
  • Buttonwood paired villas are the community’s volume product and its fastest-moving resale segment (about five-week median market time in spring 2026). Two homes share one wall; every plan gets a two-car garage; the Fresia adds a true third bedroom at 1,864 sq ft. Fee tier: $2,171/qtr, including a villa building reserve.
  • Single-family climbs three collections — Palmetto (Gardenia), Mangrove (Pimento, with a three-car garage), Banyan (Copperlily, whose 4,790 sq ft total footprint includes an outdoor-living program nearly as big as the interior). Assessments run by lot width: 50′ $2,007 · 62′ $2,047 · 75′ $2,128 · 90′ $2,250 per quarter. Which streets carry which lot widths is a pass-through-schedule question — I verify the tier for any address.

The Phase 16 finding: Stock built the top of the market

Most of the community is Minto product — but documents on file show Phase 16, the Nevis Way area, was built by Stock: a February 2022 survey there is certified to Stock Construction, LLC (proposed plan “Madison II”), and the Birchwood III sheet is Stock-style architecture, not Minto branding. That pocket is the community’s estate tier — the band where actives have listed at $3.3M–$4.4M — and its homes read differently: bigger garages, study-plus-powder programs, Stock’s finish language. Treat the exact Minto/Stock arrangement as a verify-with-records item, but the construction certification itself is documentary.

Resale-only now — and why that’s fine

Minto sold the final new home on March 3, 2026 (1,825 homes, opened 2014, expanded by 229 homes on 103 acres bought in 2022). Every plan above is retired; there is no sales center to walk into. For buyers that means three things: the plan you want has to be hunted on the resale market (I run plan-level alerts), what you see is what exists — mature landscaping, installed upgrades, real views — and pricing is now set by comps rather than a builder price sheet. Spring 2026 medians: villas $777,500 · single-family $1,900,000.

Single-family homes stand alone on 50-, 62-, 75-, or 90-foot lots across the Palmetto, Mangrove, and Banyan collections. The distinction matters financially too: each product type pays a different quarterly assessment ($2,105 cottages, $2,171 paired villas, $2,007–$2,250 single-family by lot width in 2026).

Can I still buy a new-construction home at the Isles of Collier Preserve?

No — Minto announced the final new home sold on March 3, 2026, completing the community at 1,825 homes. Every plan is now “retired,” and the only way into a specific model is a resale. That is not bad news for buyers: resales come with landscaping grown in, upgrades installed, and — unlike 2015-era buyers — a fully built community to inspect. Who built the homes — is it all Minto?

Mostly, but not entirely — and this is a finding most buyers never hear. Documents on file for Phase 16 (the Nevis Way area) show homes certified to Stock Construction: a 2022 survey names Stock Construction, LLC with the proposed plan “Madison II,” and the Birchwood III plan sheet carries Stock-style architecture rather than Minto branding. That Phase 16 pocket explains the community’s top price band — recent Nevis Way listings run $3.3M–$4.4M. The exact Minto/Stock arrangement is worth verifying through county records for any specific home; I do that as part of due diligence.

How are the paired villas matched together?

Minto printed the pairing system on the plan sheets: Villa 3 pairs Petunia/Fresia, Villa 4 Petunia/Mimosa, Villa 7 Dahlia/Mimosa, Villa 8 Petunia/Honeysuckle, Villa 9 Dahlia/Fresia, and Villa 10 Dahlia/Honeysuckle. So your villa’s other half is usually a different model, and plans like Mimosa and Honeysuckle exist in the community even though their sheets aren’t in wide circulation.
