About LaMorada

LaMorada is built for lock-and-leave living: the gated entry watches the street, the carriage-home association maintains the buildings — roof included — and there’s no CDD on the tax bill. It’s a North Naples community off Immokalee Road known for a standout amenity package centered on a lifestyle clubhouse, at a more intimate scale than some of the mega-communities nearby.

The clubhouse features a resort pool, a bistro, a movie-theater room, fitness, tennis, pickleball, and bocce — an unusually rich amenity set for its size. Built by WCI Communities (with later phases by Lennar) and now sold out of new construction, the roughly 343-home, 200-acre community spans five collections — Grand Estates, Classics, Grand Villas, Carriage Homes, and Coach Homes — wrapped around 48 acres of lakes and 15 acres of preserves, with a British West Indies design theme.

What makes LaMorada different

  • Lifestyle clubhouse with bistro and movie theater room
  • Resort pool, fitness, and courts
  • Intimate, gated North Naples setting
  • No CDD — recurring cost is the association assessment
  • Natural-gas community with A-rated zoned schools
The lifestyle

What it’s like to live in LaMorada

LaMorada’s pitch is simple: big-community amenities at boutique scale. With roughly 343 homes — not 1,400 — the Amenities Center actually feels like yours: a resort pool open dawn to dusk, the Oasis bistro for lunch after pickleball, a proper movie-theater room, a fitness studio that opens at 5:30 a.m., and a culinary-arts program that keeps the social calendar busy. The lakes are for kayaks and paddleboards, not boat traffic.

The location trades glamour for practicality, in a good way: Immokalee Road east of Logan puts Founders Square’s restaurants five minutes away, Publix closer than that, and the beach about 25 minutes — while the community itself stays quiet, gated, and wrapped in its 48 acres of lakes. It suits year-round and seasonal living alike — the Gulf Coast High feeder pattern is a real draw on the school side, and the lock-and-leave carriage homes come with the roof handled by the association.

Median sold price, LaMorada — 2017–2026. Source: Naples-area MLS closings; snapshot June 2026. Medians shift with the mix of homes that sell each year.

LaMorada is really two markets under one gate. The attached carriage and coach homes (condominiums) have recently traded in the $460K–$700K range — a 2025–26 median near $482K — while the single-family villas, classics, and estate homes have run from roughly $640K to about $1.7M, with a recent median around $1.0M. The blended community median sits near $790K, but which tier you’re shopping matters far more than the blended number.

Across a full arc of closings since the 2016–2021 build-out, the blended median has climbed from about $495K in 2017 to the $800Ks in 2026 — though the year-to-year line is jumpy, because it swings with the mix of condos versus estate homes that happen to sell each year. Days-on-market tightened to about a week during the 2021–22 rush and have since normalized to roughly 80–90 days.

Inventory is currently tight — about 7 homes are listed (median list near $530K, up to ~$1.4M), most of them condos. Carrying cost stays relatively contained for a gated, amenity-rich community: there is no CDD bond, so your recurring cost is the HOA/condo assessment rather than a separate tax-bill line. I’ll pull exact current comps for the specific collection — carriage, coach, villa, classic, or estate — you’re weighing.

The honest take

LaMorada: pros & cons

Pros

  • Unusually rich amenity package for a ~343-home community
  • No CDD — carrying costs are the association assessments only
  • Natural gas, newer construction (2015–2021), impact glass common
  • A-rated North Naples school feeder pattern (Laurel Oak → Oakridge → Gulf Coast)
  • Founders Square dining and shopping five minutes away

Worth weighing

  • Carriage-home condo fees are substantial (~$500+/mo plus master) — the amenity package isn’t free
  • Immokalee Road corridor traffic keeps growing with the area
  • ~20–25 minutes to the beach — this is inland North Naples
  • Small resale inventory — selection is thin at any given time
  • Carriage-home owners have pursued construction-defect claims against the builder — review disclosures
FAQ

LaMorada questions, answered

Is LaMorada a 55+ community?

No. LaMorada is not age-restricted — it’s a gated, all-ages community off Immokalee Road in North Naples.

What kinds of homes are at LaMorada?

LaMorada is built in five collections — Grand Estates, Classics, Grand Villas, Carriage Homes, and Coach Homes — ranging from single-family estate homes to attached carriage- and coach-home condominiums. Interior streets like Mustique, Melrose, Somerset, Antigua, and Ghenedine wind through the gated community off Immokalee Road.

Are the carriage and coach homes condos or single-family?

The attached collections — Carriage Homes and Coach Homes — are condominiums (in small 36-unit associations), where you own the unit and the association maintains the building, including the roof. The Grand Estates, Classics, and Grand Villas are single-family and villa homes. It’s an important distinction for insurance, financing, and what your dues cover.

Are pets allowed at LaMorada?

Yes, with limits. Each carriage-home unit may keep up to two pets total — any combination of dogs, cats, or birds — plus a reasonable number of fish. Reptiles, potbellied pigs, and other livestock or wildlife are not allowed, and known vicious breeds are prohibited. Pets can’t be left unattended on the lanai, and waste must be picked up. (Declaration §18.14.)

Can I rent out my home at LaMorada?

For the carriage-home condos, the documents require advance written notice to the association, a 30-day minimum lease term, no more than four leases per calendar year, and no subleasing. That allows seasonal rentals but not nightly or weekly vacation use. (Declaration §18.6.)

What are the HOA fees at LaMorada?

For a carriage home, the 2026 condominium assessment is about $508 a month ($1,524.70 per quarter), billed quarterly on January 1, April 1, July 1, and October 1. Carriage-home owners are also members of a LaMorada master association, which carries its own assessment; single-family owners pay the master assessment plus a landscaping assessment that varies by lot size. I’ll confirm the combined current total for a specific home.

What are the parking and vehicle rules?

Day-to-day vehicles must fit in your garage with the door kept closed, and commercial vehicles, trucks, campers, motor homes, trailers, and boats are prohibited unless garaged. Guest spaces on the common areas are unassigned, and overnight parking on common areas isn’t allowed — violators can be towed or booted.

What amenities does LaMorada have, and what are the hours?

A key-card Amenities Center with a resort pool (open 8:00 a.m. to dusk daily), a fitness studio (5:30 a.m. to 10:00 p.m.), a bistro, a theater room, and courts. The community’s lakes are for non-motorized use such as kayaking and paddleboarding.

Is the LaMorada association financially healthy?

The 2026 budget funds reserves for major items — roof replacement, exterior painting, and deferred maintenance — which is reassuring for a condo buyer. The community’s 2021 condominium disclosure reported no litigation in which the association faced liability over $1 million; separately, LaMorada carriage-home owners have pursued construction-defect claims against the builder. Always review the specific building’s current budget, reserve study, and litigation/estoppel disclosure before closing — I can pull those for any unit.

Does LaMorada have a CDD?

No CDD is referenced in the LaMorada governing documents I reviewed, so your recurring cost is the HOA/condo assessment rather than a separate CDD bond. Always confirm per parcel on the Collier County tax bill.

What schools serve LaMorada, and is it in a flood zone?

LaMorada is zoned to Collier County Public Schools (North Naples, 34120) — confirm the exact assignment by address. It’s an inland location, but flood zones are assigned per structure; send me an address and I’ll pull the current FEMA determination.
