Park Shore's boating runs through the Venetian Bay Yacht Club — two dock groups on Venetian Bay holding roughly 70 deeded slips (typically ~35' × 13'). The rules that matter: slips are real property that can be owned or leased only by residents of Park Shore Units 1–5 per the recorded plat; every sale or lease goes through board application; leases run a three-month minimum. They trade separately from homes — historically in the low-to-mid six figures — and scarcity, not price, is the real market: availability moves broker-to-broker, not on a waitlist.
Two alternatives round out the picture: Park Shore Marina at the Village on Venetian Bay (fuel, rentals, some commercial slips), and — for Park Shore's bayfront single-family streets — private docks behind the house, where the bigger boats live. The new 3300 Gulf Shore project adds a private 16-slip marina (to 50 feet) for its own residents at the corridor's north-Moorings line.
Everything in the Venetian/Moorings Bay system exits through Doctors Pass. The run is bridge-free for typical cruisers, idle-speed through the bays — call it a relaxed 20–30 minutes to open Gulf — and the pass rides a roughly four-year county dredging cycle, with the current maintenance dredge scheduled from April 2026. Translation: this cycle's depths are as good as they get; deeper drafts should still pull the latest survey between dredges. Manatee and idle zones govern the bays — the trade for water this protected.
The Raymond L. Lutgert Beach Park — private, gated parking, dawn to dusk — is Park Shore's other golden ticket, and it's voluntary, not automatic: access comes with Park Shore Association membership, which in 2026 runs $300 a year plus a $1,000 one-time initiation for new members (the initiation doubled from 2025 — join promptly after closing). It matters most for the neighborhood's inland and bayside residents; the tower row lives on the sand already, with the residents-only 1.3-mile Beach Promenade connecting it all. The Association is also the neighborhood's civic voice — beach renourishment, stormwater projects, beautification — and worth joining for that alone.
