The Foundation is the machine behind everything Pelican Bay is famous for: ~3 miles of private beach with attended service, two beachfront pavilions with member restaurants, the tram-and-boardwalk network through the mangroves, kayaks and sailing, two tennis facilities, and the fitness-and-wellness Life Center. The 2026 numbers: a mandatory assessment of about $3,295 per year, plus a one-time $10,000 resale capital assessment at closing (waived for owners moving within the community). A separate Pelican Bay Services Division line rides the Collier tax bill for landscaping, lighting, and the mangrove preserve.

The newest addition tells you how the place is run: the Foundation fully funded a $6 million racquet expansion at the adjacent community park — 20 pickleball courts (half reserved for residents), rebuilt Har-Tru tennis, and a pro shop — opened February 2026, without a special assessment. Club Pelican Bay: the separate golf decision

Club Pelican Bay is a private, member-owned club inside the gates but independent of the Foundation — 27 Arthur Hills holes played as three rotating nines, with a renovated clubhouse campus. The current reported economics: roughly $150,000 golf initiation (social around $50,000), annual dues in the range typical of premier Naples clubs, and — critically — admission by sponsorship: two member sponsors plus committee approval, a process that takes months, with full golf reported waitlisted at times.

The practical guidance: membership is not a property right. Owning in Pelican Bay doesn't obligate you to join and doesn't entitle you to. If golf is central to the purchase, I start the membership conversation with the club in parallel with the home search — and if immediate golf matters more than the address, clubs with open availability may serve you better.
