Average closed prices climbed from about $10 million in 2021 to the low-to-mid $20 millions by 2025–26, with price per square foot around $2,500–$3,100 — the highest in Naples. Current actives have recently ranged from about $9 million (interior canal) to the $271 million benchmark, with land parcels asking $60–90 million on the water tiers.

In Port Royal, the record book is really a ledger of what irreplaceable waterfront is worth.
