One lake system, three lakes — shared with Heritage Bay

The boatable water is formally “Lake 30”: Stone Lake (the mile-long former quarry pit at the community’s heart), Heritage Lake (30A), and Boulder Lake (30B), operated under a South Florida Water Management District permit shared with neighboring Heritage Bay. That’s why you’ll see different acreage figures quoted around the web — the association publishes “over 500 acres” for the full navigable system, while smaller numbers count only the Quarry-side water. Because the lakes were blasted and dredged from solid limestone rather than dug as drainage ponds, they’re unusually deep and clear for Florida.

Slips, docks & the Boatyard

• Private docks: many estate and lakefront homes have their own dock and lift — a private dock may hold one powerboat and two personal watercraft. Dock rights don’t come with every home, so verify them (and which lake the home connects to) per property.
• Community slips: the association leases dock slips annually, first-come-first-served, at rates set by the QCA board. There is no published rate sheet — the Beach Club office at (239) 348-7326 has current pricing and availability.
• The Boatyard: a dedicated boat-and-trailer storage yard, accessed by a signed storage agreement with numbered decals for vessel and trailer.

• Powerboats to 26 feet, 40 mph max, no-wake within 150 feet of shore (ballasted wake boats keep a 200-foot setback).
• Every boat needs $1M liability insurance, proof of ownership, and a QCA sticker; each owner may keep two stickered powerboats in the water, moored, or on a lift.
• The slalom course on south Boulder Lake is restricted to USA Water Ski–approved tournament towboats — this is organized, sanctioned skiing, not a free-for-all.
• Fishing is catch-and-release (invasives excepted), license required; no commercial use of the lakes — no ski schools or paid pulls.
• No swimming outside the designated Beach Club lake beach — alligators are a fact of Florida lake life, and the rules treat them that way.

Not everyone wants 40 mph. Each owner may keep up to four kayaks, paddleboards, or canoes (plus a sailboat), and the no-wake shoreline band makes early paddles genuinely calm. The Beach Club sits on Kayak Drive for a reason — recreational water activities are programmed into the lifestyle calendar alongside the boating.

The Lake Lodge & Beach Club — and the tiki bar everyone mentions

All of this centers on the Lake Lodge & Beach Club, the QCA-owned lakeside campus that every homeowner belongs to: resort and lap pools, a private white-sand lake beach, indoor/outdoor dining, a two-story wellness center, tennis, pickleball, bocce — and the Q Bar tiki, which has become the community’s celebrity amenity. The campus was recently renovated and expanded (2025–2026 listings call it the “brand new Lake Lodge & Beach Club”; dollar figures floated in listings vary, so we don’t repeat them as fact).

Is this Gulf or saltwater boating?

No — The Quarry is deep freshwater-lake boating behind a private gate, not Gulf access. If you need saltwater and a run to the backwaters, look at marina communities instead; what The Quarry offers is the boat behind the house, ski runs before breakfast, and no tides, locks, or bridge schedules. Saltwater boats must be washed before returning to the lakes.

Can tenants use the lakes and amenities?
