About The Vineyards

The Vineyards is one of Naples’ true master-planned originals — about 1,400 acres in North Naples, assembled and built by the Procacci family beginning in 1988, and still family-owned today. Inside the gates you’ll find roughly three dozen distinct neighborhoods set among 38 lakes and 32 acres of parks, ranging from attainable mid-rise condos to multimillion-dollar custom estates.

The defining feature is flexibility. Vineyards Country Club is optional — it’s privately owned and runs separately from the homeowner associations, so you choose the home first and decide on golf, spa, and racquet membership on your own terms. About 75% of residents join; the rest enjoy a fully gated, beautifully landscaped community without club dues. And because the club is debt-free, members face no capital assessments.

Day to day, it’s a remarkably convenient address: Vineyards Elementary sits at the center of the community (with Oakridge Middle and Gulf Coast High nearby), the Crossroads shopping center (Publix, Walgreens, restaurants) is a short bike or golf-cart ride away, and you’re minutes from I-75, Vanderbilt Beach, and downtown Naples. There’s no CDD, and most of the community sits in low-risk Flood Zone X.

Is Vineyards Country Club membership mandatory?

No. Membership at Vineyards Country Club is entirely optional. The club is privately, family-owned and runs separately from the homeowner associations. About 75% of residents choose to join, but you never have to buy a membership to own a home in The Vineyards.

Does The Vineyards have a CDD?

No. There is no Community Development District (CDD) — roads and common amenities are privately maintained through HOA fees, so there’s no separate CDD bond added to your tax bill.

What are the rental restrictions?

Short-term rentals (under 6 months) are generally not allowed. Typical minimums are 6 months for single-family homes and 30 days for many condos, but rules vary by enclave — owners usually must register rentals with their association.
