The single most important thing to understand about The Vineyards is that the country club is separate from the homeowner associations. It's privately owned by the founding Procacci family, debt-free, and run as a non-equity club. You buy a home in one of the gated enclaves, and you decide — independently — whether to join the club.
About 75% of residents do choose to join. But because the club carries no debt, members face no capital assessments and there are no food & beverage minimums — just a non-refundable initiation fee and annual dues.
