Two things also set its cost of ownership apart — the homes are all one-story, and there is no CDD bond on the tax bill. If an active, social 55+ lifestyle is the goal, this is one of the most amenity-rich addresses in Naples.

The recreation campus backs it up: a Racquet Club with six clay tennis courts, eight pickleball courts, and five bocce courts; a resort-style beach-entry pool, a 70-foot lap pool, and a resistance walking pool; a fitness center with a steam room and spa services; and about three miles of walking trails winding past lakes and preserves.

Valencia Trails now has a full arc of closing history. The median sold price climbed from about $686K when the community opened in 2021 to a peak near $1.09M in 2023 (as the larger collections and upgraded homes closed), then eased to roughly $930K by 2026 as resale supply grew and the market normalized. Days-on-market collapsed to about two weeks in the 2022 rush and have since settled around 90.

Today there are about 30 active listings, from roughly $729K to ~$2M (median list price near $1.43M), plus a handful of pending sales. Note the gap: asking prices run well above what’s actually closing — they skew to the larger collections and new-build premiums — so there’s usually room to negotiate, especially on resales.

Valencia Trails sits in North Naples on Immokalee Road, east of Collier Boulevard (CR-951) — convenient to I-75, the Founders Square dining and shopping center, and Seed to Table.

Plan on roughly 25–35 minutes to downtown Naples (5th Avenue South) and the Gulf beaches, depending on traffic. It’s an easy base for the growing North Naples / Immokalee Road corridor.

In 2026 a second, southern resident gate opened, connecting the community to the new Vanderbilt Beach Road extension — a handy alternative to the main Immokalee Road entrance for crossing North Naples. Can I park a truck, RV, or boat at Valencia Trails?

Parking is allowed only in driveways, garages, or designated areas — never on streets, sidewalks, or swales. A standard full-size pickup is fine, but RVs, motor homes, trailers, boats, commercial vehicles, and trucks larger than a full-size pickup must be kept in an enclosed garage; trailers, motor homes, and RVs may not be parked in the community, and there is no overnight parking of boats or commercial vehicles outside a closed garage.

What are the quiet-hours and nuisance rules?

No loud noise, offensive activity, or nuisance is permitted at any time (at the Board’s discretion), and county noise ordinances apply. Decorative fountains may only run between 8:00 a.m. and 11:00 p.m., and trash containers may go to the curb no earlier than 5:00 p.m. the day before collection.

Can I add a fence or make exterior changes at Valencia Trails?

Exterior changes require Architectural Review Committee approval. Fences must be set back at least 10 feet from the front wall of the home and 5 feet from the sidewalk, screened with landscaping, and may not be attached to a neighbor’s home.
