Retired-plan note: because the community is built out, every plan above is "retired" from new construction — the only way into a specific model is a resale. Tell me the plan you want and I'll set an alert for the next one to list.

GL Homes built Valencia Trails in four one-story collections: Shoreline (1,674–1,954 sq ft, three plans), Atlantica (2,209–2,469 sq ft, four plans), Coastal (2,620–2,913 sq ft, four plans), and Gulfshore (2,820–3,472 sq ft — Sanibel, Estero, Captiva, and Bonita). All are single-story with 2- or 3-car garages.
Yes — every home in Valencia Trails is a one-story, single-family GL Homes design, which is a deliberate feature of the 55+ community. There are no two-story plans, condos, or attached villas.
The community is essentially built out, so homes trade as resales. GL Homes moved new-home sales to its successor community nearby, Valencia Sky. If you want the same collections brand-new, Valencia Sky is the place; if you want a finished home with upgrades and a landscaped lot, Valencia Trails resales are the play.
The Bonita, in the Gulfshore Collection — approximately 3,472 sq ft, 3 bedrooms, one story, with a 3-car garage. The most compact is the Sandpiper (Shoreline Collection) at roughly 1,674 sq ft.
Plan-level demand shifts with inventory, so there is no permanent answer — but lot and view (lake vs. landscape), a pool, and the popular mid-size Atlantica and Coastal plans tend to see the deepest buyer pool. Ask for current plan-by-plan comps before pricing or offering; I track every Valencia Trails resale.
