Most "rules" summaries are recycled MLS fields. This one is built from the recorded Declaration (2004, with visible amendments through 2008), the association's Rules & Regulations, and the June 2024 Purchase Application — with a flag on the one number that isn't in the documents.

The core rule is covenant text, not folklore: leases must be written and run "a term of not less than four (4) months" (Declaration §19.2). That kills short-term and monthly rentals, but comfortably fits the classic Naples season — and combined with the community being all-ages, it keeps Verona Walk's buyer pool wide: end-users, snowbirds, and season-rental investors all compete for the same homes.
The mechanics, straight from Article XIX:
About "3 leases per year": that figure appears on 90 of ~99 recent MLS listings, but it is not in the 2004 Declaration excerpt on file. It is most likely a later board rule — real, but unverified at the document level. If your plans depend on it, ask KW Property Management for the current consolidated rules before you buy.
The Purchase Application (June 2024) is blunt: "No Roommates permitted." The Declaration backs it by defining Single Family as no more than two unrelated persons. Verona Walk is all-ages — families, snowbirds, and retirees share the same streets — but homes are residences, not boarding houses.
Declaration §8.2.D allows dogs, cats, and household pets with no fixed count cap — the board can act on numbers it deems unreasonable, and no dog "of mean or of violent temperament" is permitted. Leashes are required in Common Areas, clean-up is mandatory, and nuisance or barking animals can be ordered removed. MLS fields summarize all this as "Pets: With Approval." Note for pool loungers: no pets at the pools or on pool decks.
Declaration §8.2.V requires owners absent during hurricane season (June 1–November 30) to clear yard objects and designate a caretaker for the home. Temporary shutters need permission and must come down promptly after a storm; permanently installed shutters require ACC consent. Buying as a seasonal resident? Build the caretaker line into your plan — and note that at purchase, the association requires your insurance declaration page with the application ("Approval will not be given without this").
Currency caveat: the rules set on file is rev. 8/2008 plus an undated Town Center supplement, and the Declaration shows amendments through 8/6/2008. Boards amend rules; before you rely on any item here for a purchase or rental decision, confirm the current versions through KW Property Management or your estoppel package — I do exactly that for my buyers and sellers.
Only in season-length blocks. The recorded Declaration (§19.2) requires a written lease with a term of not less than four months — so a classic January–April Naples season works, but monthly or weekly rentals do not. MLS listings encode the same rule as "Min. Days of Lease: 120." The owner delegates Common Area rights to the tenant while the home is leased, so your tenant gets the Town Center, pools, and courts.
MLS structured fields show "3 leases per year" on 90 of roughly 99 recent listings — but that cap does not appear in the 2004 Declaration excerpt on file, so it is likely a later board rule (or agent convention). Before you underwrite a rental strategy on three turns a year, confirm the current consolidated rules with KW Property Management. The 4-month minimum, by contrast, is verbatim covenant text.
It is closer to registration than screening: the owner gives the association notice at least 20 days before a lease starts, with a copy of the lease (Declaration §19.1), and the association issues a certificate within 10 business days (§19.3). One important exception: while an owner is delinquent or in violation, the association may disapprove a sale and "disapprove of and void any lease at any time" (§19.4). Leased homes must also be registered with the management office.
Dogs, cats, and household pets are allowed with no fixed number cap — the standard is numbers "deemed unreasonable by the Board," plus no dog "of mean or of violent temperament," leashes in Common Areas, clean-up, and removal orders for nuisance animals (Declaration §8.2.D). MLS fields consistently show "Pets: With Approval," and pets are not allowed at the pools or pool decks under the Town Center rules.
Inside the gates, yes — the community is genuinely golf-cart friendly, with cart parking at the Town Center. But carts must be garage-stored and may not be driven outside the community, and the association can require proof of liability insurance naming it as insured (Declaration §8.2.W, as amended 8/6/2008).
Kept outside a garage: motorcycles, non-personal trucks, trailers, boats, vans over 17 feet, campers and motor homes, commercial-lettered vehicles, vehicles over 80 inches tall, and unlicensed or disrepair vehicles are prohibited (Declaration §8.2.U as amended; Rules & Regulations rev. 8/2008). There is no overnight street parking, and garage doors stay closed except for temporary purposes.
It is all-ages — no 55+ restriction, which is a real advantage over age-restricted competitors. Occupancy is single-family only: the Purchase Application states "No Roommates permitted," and the Declaration defines Single Family as no more than two unrelated persons.
