Some of the best-located, best-value homes in Naples are also some of the oldest — the established streets of Old Naples, the Moorings, Park Shore, Coquina Sands, and the original mainland neighborhoods east of US-41. They come with mature landscaping, bigger lots, and character you can’t build new. They can also carry issues that newer homes don’t: pipe and wiring materials that have since fallen out of favor, building products that were later regulated, and systems quietly nearing the end of their service life.

None of this should scare you off an older home. It just means you buy one differently — with the right inspections, the right questions, and a clear read on what each finding actually costs to fix. First, the era map

Most “older home” problems aren’t random — they cluster tightly around the years a given material or product was popular. Knowing the build year tells you most of what to watch for before you ever set foot inside.

The 4-Point lens: how inspectors and insurers think

Here’s an insider tip that reframes the whole exercise. In Florida, once a home is roughly 30 years old, most insurance carriers require a 4-Point Inspection before they’ll write or renew a policy. It looks at exactly four systems — roof, electrical, plumbing, and HVAC — because those are the four things that age, fail, and cost insurers money (what a 4-Point covers and what fails one).

That same lens is the smartest way for you to evaluate an older home. Get those four systems right and you’ve handled the issues most likely to cost real money — or kill your insurance.

Plumbing: the two materials that matter most

Polybutylene supply pipe (≈1978–1995)

Polybutylene is a gray plastic pipe used in millions of U.S. homes as a cheaper alternative to copper. The problem: it reacts with chlorine and other oxidants in municipal water, which makes it brittle and causes micro-fractures that grow until the pipe fails — often from the inside, where you can’t see it coming.

This one can affect your insurance

Polybutylene is one of the most commonly flagged items on a Florida 4-Point. Citizens Property Insurance will not write a policy on a home with polybutylene plumbing, and many private carriers either decline it or charge more. If you're buying a home from this era, confirm the pipe material and get an insurance quote before you're committed.

Will an inspector catch it? Often, but not always — it’s common to find copper or modern fittings at the visible connection points even while polybutylene runs through the walls. A thorough inspector checks accessible runs in the attic and at the water heater. The fix: a whole-home repipe with PEX or copper; cost depends heavily on the home’s size and layout, so get a licensed plumber’s quote for the specific property.

Cast-iron drain & sewer lines (≈1950s–1980)

Cast iron was the standard for drain and sewer lines in pre-1975 Florida homes. The EPA puts its lifespan at roughly 50 years, but our heat, humidity, and salt-laden soil routinely cut that short — South Florida lines have failed in as little as 25 years (cast iron in pre-1975 Florida homes). Because the pipe is usually under a concrete slab, a failure is disruptive and expensive: full replacements commonly run $10,000–$30,000+ once you factor in cutting and restoring floors.

Always do this on a pre-1980 home

Order a sewer scope — a camera run through the main line. It's inexpensive and it's the only way to actually see cracks, corrosion, root intrusion, or "channeling" in the pipe before you buy. Lining can sometimes extend a line's life without a full dig-up; a plumber can tell you which makes sense.

A quick note on galvanized steel supply pipe (pre-1960 homes): it corrodes and clogs from the inside, slowly choking water pressure. It’s less common here than up north, but worth confirming on the oldest homes.

Electrical: where “older” can mean “hazard”

Federal Pacific (Stab-Lok) & Zinsco panels (≈1950s–1980s)

This is the single most important addition to your older-home checklist, and one many buyers have never heard of. Federal Pacific Electric “Stab-Lok” panels and Zinsco panels have a documented defect: their breakers can fail to trip during an overload or short — the exact moment they’re supposed to protect you. Independent testing found high failure rates, and in 2005 a New Jersey court ruled that Federal Pacific had fraudulently labeled breakers as meeting UL safety standards (the FPE Stab-Lok hazard). Zinsco panels fail in a related way — the breaker’s connection to the bus bar loosens, arcs, and can fuse so it won’t trip.

Safety + insurance flag

These panels are considered a fire hazard, and a growing number of insurers won't write a policy on a home that has one. If a home has an FPE, Federal Pacific, or Zinsco panel, budget for a licensed electrician to replace it — typically a few thousand dollars — and treat it as a must-fix, not a maybe.

Aluminum branch wiring (≈1965–1973)

When copper prices spiked, builders briefly switched to aluminum for branch wiring. Aluminum is softer and expands and contracts more than copper, so connections can loosen over time, raising resistance and heat at the terminal. The CPSC found that homes wired this way are 55 times more likely to have a connection reach “fire hazard conditions” than copper-wired homes (CPSC: Repairing Aluminum Wiring).

The good news is there’s a recognized permanent fix. The CPSC endorses COPALUM crimp connectors (a “cold weld” of copper to the aluminum) and, where that’s unavailable, AlumiConn connectors — both done at every connection by a qualified electrician. Whole-home rewiring is the most thorough option but also the most expensive. “Just tightening the screws” is a temporary band-aid, not a repair.

A related, milder issue in older homes: too few circuits. Modern life trips breakers when a house was wired for 1965 loads. The long-term fix is adding circuits (and sometimes a panel upgrade) — easier in homes with accessible attics.

Roof & structure: the wind-and-water systems

Roof age — the item most likely to derail your insurance

In Florida, roof age is often the deciding factor in whether you can get a policy at all. Many carriers won’t write a roof with fewer than 3–5 years of life left, regardless of whether it’s leaking today. On an older home, find out the roof’s permit/replacement date early — it drives both your insurance options and your offer math. Older homes can earn insurance credits, too

A separate wind mitigation inspection documents features that lower your premium — a hip roof, roof-to-wall straps/clips, and impact-rated windows or shutters. Older homes often start with fewer of these, but many can be retrofitted, and the credits frequently pay back the upgrade. Florida homeowners commonly save several hundred dollars a year. Pre-2002 construction and the building code

This is the most reassuring piece of context for an older-home buyer. Before Hurricane Andrew (1992), Florida had hundreds of local building codes and uneven enforcement. Andrew changed everything: the first statewide Florida Building Code took effect in 2002, mandating wind-resistant construction and protected openings, and homes built to it have measurably outperformed older construction in storms. That doesn’t make a pre-2002 home unsafe — millions are sound and well-maintained — but it does mean you should understand its roof, openings, and roof-to-wall connections, and weigh retrofits. Settlement vs. sinkholes

Florida buyers worry about sinkholes; the more common reality in older homes is ordinary settlement — hairline cracks, slightly out-of-level floors. Worth noting on insurance: every Florida homeowners policy must include catastrophic ground cover collapse coverage (a narrow, severe category), but routine settling and cracking is specifically not covered, and broader sinkhole coverage is a separate, optional add-on (Florida Statute §627.706). If an inspection flags structural movement, bring in a structural engineer before you decide.

Indoor air & materials: what you can’t see

Defective “Chinese” drywall (≈2001–2009) — a Florida epicenter

During the building boom and the post-hurricane rebuilding of the mid-2000s, defective imported drywall was installed in thousands of homes — and Florida was the epicenter, accounting for the large majority of complaints to the CPSC. The drywall emits hydrogen sulfide gas, which produces a sulfur or “rotten egg” smell and corrodes copper — blackening AC coils, wiring, and plumbing, and causing premature equipment failure.

How it's identified

The CPSC's two-step test looks for blackened/corroded copper wiring or AC coils plus drywall installed between 2001 and 2009, with lab corroboration ([CPSC: How can I tell if my home has problem drywall?](https://www.cpsc.gov/safety-education/safety-education-centers/drywall-information-center/how-can-i-tell-if-my-home-has-problem-drywall)). Proper remediation means stripping affected drywall to the studs and replacing corroded components. If a home was built or remodeled in that window, ask directly — and if it was remediated, get documentation that it was complete.

Lead paint (pre-1978) and asbestos (pre-1980s)

Both are common in older homes and both are primarily a concern when disturbed — during sanding, demolition, or renovation. Intact, well-maintained material is generally low-risk.

For lead paint, the federal ban took effect in 1978; the biggest hazard is lead dust from peeling paint or DIY renovation, especially around children (CDC: preventing childhood lead poisoning). Use renovators certified under the EPA’s Renovation, Repair and Painting (RRP) rule. For asbestos — found in some older roofing, siding, floor tile, pipe insulation, and textured finishes — the standard guidance is leave-it-if-intact and use qualified pros for removal or any renovation that will disturb it (EPA asbestos resources).

Two more worth a quick check on an older home: radon (a simple test; see testing your Florida home for radon) and, on properties not on city sewer, the septic system (signs of a problem septic system).

HVAC, insulation & pests

HVAC in our climate works hard year-round, and an aging system is both an efficiency and a reliability question. Confirm the air handler and condenser ages, and that the condensate drain is clear — a clog is the #1 AC service call here (how to fix a clogged AC drain). Insulation is usually fine in our block homes, with the weak point being the attic; topping up blown-in insulation is one of the cheapest comfort and energy upgrades you can make (DOE: adding insulation).

Finally, pests. Subterranean and Formosan termites do more structural damage in South Florida than all other wood-destroying organisms combined, and damage is often hidden for years. A WDO (Wood-Destroying Organism) inspection is separate from a standard home inspection and is standard practice — and often lender-required — on a Florida purchase. Always order one on an older home.

Our due-diligence process for an older home

  1. Pull the history first. Build year, permit records, roof permit date, and any prior 4-Point, wind-mitigation, or drywall-remediation paperwork. The build year alone tells us most of what to look for.

  3. Get insurance quotes early. Before you're emotionally committed. Polybutylene, FPE/Zinsco panels, and an old roof can each narrow your carrier options or change your premium — better to know on day three than day thirty.
  4. Price the fixes with licensed pros. Real quotes for a repipe, panel swap, or re-roof — not internet guesses — so we can fold them into the offer accurately.

An older Naples home is not a risk to avoid — it’s a purchase to make well-informed. Nearly every issue here is detectable before closing, fixable with the right contractor, and negotiable in the deal.
