The four buckets of ownership cost
Beyond your mortgage, the cost of owning a Naples home breaks into four buckets. Get all four right and there are no surprises.
1. Property taxes — and the reset
Florida property tax is roughly taxable value ÷ 1,000 × the millage rate (about 8 mills in unincorporated Collier before special districts). The trap that catches every buyer: a sale resets the assessed value to market — essentially your purchase price — the January after you close, and the seller’s exemptions disappear. Your first full-year bill is often 30%+ higher than what the seller paid. 2. Insurance — the coastal premium
This is where Naples costs more than inland Florida, and it comes in layers:
- Homeowners (HO-3 / HO-6): commonly $4,000–$10,000/year for a single-family home — above the state average because of wind exposure. A newer roof and a wind-mitigation inspection are the biggest savers. See the homeowners insurance guide.

- The hurricane deductible. A separate, percentage-based deductible (2%/5%/10% of the home’s value) you’d owe before wind coverage applies — a number to keep in your reserve, not just on paper.
3. Association & CDD costs
In a community, HOA or condo dues can replace some upkeep (lawn, exterior, amenities, sometimes water and cable) — or simply add to your costs. Condos bundle the most but carry structural-reserve and special-assessment considerations post-Surfside. Some communities also carry a CDD bond on the tax bill. The key is to read what the dues actually cover so you’re comparing true all-in cost, not just the sticker dues.
4. Utilities & upkeep
The quiet bucket that adds up fast in a hot, humid, salt-air climate. Typical ranges for a single-family Naples home:

A note on the maintenance reserve: the two common rules of thumb are 1% of the home’s value per year or $1 per square foot per year. In Naples, lean toward the higher end — coastal roofs, year-round AC (a replacement now runs $10,000–$12,000), and humidity-driven issues like mold make upkeep more expensive than up north.

Swap a community for the standalone home and the mix shifts: an HOA or condo rolls lawn, exterior, amenities, and sometimes water into dues, so you trade several of those lines for one monthly fee (and, in a condo, a share of the building’s insurance and reserves). The all-in total can land similarly — the point is to add up every bucket before you decide what you can afford.
The Florida offset
It’s not all cost. Two things work in your favor and are a big reason people move here:
- No state income tax — and no state estate or inheritance tax. Pensions, 401(k) distributions, Social Security, and investment income aren’t taxed at the state level. For many relocating buyers, that annual saving offsets a meaningful share of Naples’ higher insurance and carrying costs.
- Homestead + Save Our Homes. Once it’s your primary residence, the homestead exemption trims taxable value and the Save Our Homes cap limits assessment growth to 3% (or CPI) a year — so your tax bill becomes more predictable the longer you own.
