How I market your home

Most agents start marketing when the sign goes up. I started months ago.

Through my hyper-local network — NaplesLiving.us, EsplanadeNaples.org, Lely Resort Guides, and Naples Golf Communities — I’ve built an audience of serious buyers who are already researching the exact communities where your home sits. When you list with me, your home doesn’t start from zero. It plugs into a marketing machine that’s been running for months.

The question most marketing skips

Where do buyers actually find the home they buy?

Serious buyers rarely begin by saying, “I want to buy this exact house.” They begin with questions:

  • “What are the best communities in Naples?”
  • “What is it like to live in Lely Resort?”
  • “What are the HOA and CDD fees?”
  • “Which golf communities are best for seasonal living?”
  • “What does it really cost to own in this neighborhood?”
  • “How are home values holding up here?”

Those searches are high-value opportunities. When buyers find clear, trustworthy answers on my local websites, they enter my marketing funnel before they ever schedule a showing. Most agents rely only on the MLS and a few portals after a home is listed. I’ve spent months building the audience first.

The buyer funnel

How a researcher becomes a buyer for your home

A sales funnel attracts buyers, educates them, builds trust, and converts them. My network is designed to serve buyers at every stage — so your home meets them when they’re ready.

Top of funnel
They’re researching

Buyers start with questions, not addresses. My local guides answer them — communities, amenities, HOA/CDD costs, golf, and market trends — so high-intent buyers find me while they’re still exploring.

Middle of funnel
They’re comparing

Now they’re weighing neighborhoods, lifestyles, and values. The agent with the clearest, most trustworthy information earns the relationship. That depth is exactly what my network is built on.

Bottom of funnel
They’re ready to act

They inquire, ask about availability, and schedule showings. Because they’ve already engaged with my content, your home reaches a warm, qualified audience — not cold traffic.

An owned audience, not rented traffic

Your home, inside a four-site Naples network

Instead of relying only on MLS exposure and third-party portals, I place your home within an ecosystem of community-specific content buyers are already searching for.

High-intent buyers — the ones reading about HOA fees, amenities, golf, CDD costs, and resale trends — are worth far more than a casual scroll past a listing ad. Those are the buyers this network attracts, educates, and keeps marketing to over time.

Your home, marketed everywhere

One connected system — not a single upload

MLS exposure, professional media, social, targeted ads, local SEO, and community storytelling, combined into one strategy that actively attracts and converts the right buyers.

MLS + national portals

Full MLS syndication to Zillow, Realtor.com, Homes.com, and the brokerage network — the table stakes, done right.

My owned buyer network

Your home is featured across all four of my Naples sites and rotates as a Featured Listing site-wide — in front of buyers already researching your community.

Professional media

Magazine-quality photography, cinematic video walkthroughs, and aerial drone — because buyers decide from the photos before they ever step inside.

Staging & presentation

A staging consultation to neutralize and showcase your home so it shows its best on day one, online and in person.

Social & targeted ads

Promotion across social channels plus targeted and retargeting ads to buyers who’ve shown interest in homes and communities like yours.

Lifestyle storytelling

I market the community around your home — amenities, golf, dining, trails, social life — the full lifestyle a basic listing description can’t tell.

You’re not selling a house

Buyers purchase a lifestyle — so I market the whole story.

Buyers don’t buy a home in isolation. They buy convenience, community, recreation, security, and long-term value. By connecting your home to detailed community content — the amenities, HOA benefits, golf, dining, trails, pools, and social life — I answer buyers’ questions, build their confidence, and give them more reasons to act. That raises the perceived value of your home in a way a basic listing description never could.

A guided, proven process

From first conversation to the closing table

There’s a lot that goes into a successful sale. I’ll be your guide at every step — here’s the path.

  1. 1
    Selling consultation

We start with your goals and timeline. Why you’re selling and how soon shapes the whole strategy.

  2. 2
    Price it right

A real, data-backed CMA — priced to today’s buyer. The first two weeks decide everything; correct pricing from day one nets you more, not less.

  3. 3
    Prep & stage

Targeted repairs, declutter, curb appeal, and a staging plan so the home is showing-ready before it ever hits the market.

  4. 4
    Professional media

Photography, video, and drone — your home captured at its absolute best for an online-first audience.

  5. 5
    Launch across the network

MLS + portals + my owned buyer network, social, and targeted ads — a coordinated launch, not a single upload.

  6. 6
    Show & gather feedback

Open houses and showings, with real agent and buyer feedback so we adjust quickly if the market tells us to.

  7. 7
    Negotiate every term

Every offer reviewed on price and terms. I negotiate inspections, appraisal, and contingencies to protect your bottom line.

  8. 8
    Manage to the closing table

Inspection, appraisal, repairs, final walk-through, and paperwork — I keep every deadline on track to a clean close.

The most important decision

Priced right the first time — to today’s buyer.

Naples is a buyer’s market, and your first two weeks on the market decide almost everything. A home priced at fair market value attracts the most buyers when interest is highest. Overprice it, and you attract the fewest — buyers compare quickly and skip right past. I price your home with a careful, data-backed analysis of current comps and live market data, not last year’s headline. Sometimes the honest answer is “wait a season,” and I’ll tell you that too.

All-in: I work to net you the most money, in the right timeframe, with the smoothest transaction possible.

Where the marketing money comes from

A global brand — without the broker split.

Marketing like this costs money, so it's fair to ask how I fund it. I'm backed by Realty ONE Group — an international brand with a global referral network — but on a 100% commission model: I pay a flat fee per transaction instead of splitting a large share of every commission with the house. At most brokerages, that split funds the broker's overhead. Here, it funds the photography, video, advertising, and network exposure you just read about. Same commission on your side — more of it working for your home.
