Where the market stands — the expert read

The figures on this page update automatically from the local MLS; here's the context behind them. Naples has spent the past two years normalizing out of the 2021–22 boom — inventory has rebuilt, homes take longer to sell, and buyers have regained real negotiating room. But single-family homes and condos are now telling two very different stories, so it's worth reading each on its own.

Single-family homes

Resilient, and rebalancing. After the pandemic surge, single-family inventory climbed steadily through 2024–25 and price growth flattened — shifting Naples from a frantic seller's market to a far more balanced one. There's meaningfully more choice and longer days on market than two years ago. Yet single-family values have held up far better than condos, underpinned by Naples' deep base of cash buyers, retirees, and second-home demand, and by limited land for new construction. Where it's heading. Most analysts expect continued normalization rather than any sharp drop — broadly flat-to-modest price movement as supply and demand find equilibrium, with mortgage rates and insurance costs the main swing factors. Because the typical Naples buyer carries little mortgage leverage, a forced-sale price collapse is unlikely; the more probable path is a patient market that rewards well-priced, move-in-ready homes and negotiates harder on everything else.

Condos

A buyer's market, reshaped by new safety laws. The condo story is bigger and more structural. After the 2021 Surfside collapse, Florida began requiring older, taller buildings to complete milestone structural inspections and to fully fund their reserves — eliminating associations' old ability to waive reserve funding. The result was a wave of special assessments and higher monthly dues, layered on top of sharply higher insurance. Many owners listed ahead of those costs, condo inventory surged to record levels, and prices softened markedly — most of all in older buildings facing repairs. Where it's heading. Expect the condo segment to stay soft through 2026 as more buildings hit reserve deadlines, then gradually stabilize — insurance increases are projected to slow later in the year, and the backlog of listings to be absorbed over time. The market is splitting in two: well-funded, newer, or already-remediated buildings are holding value, while older buildings with looming assessments keep repricing. For buyers who do the homework — reserve balances, assessment history, and milestone-inspection status — there's real opportunity. For sellers, pricing to today's reality (not 2022's) is everything.
