How do you handle confidentiality?

Contractually and habitually. I’ll sign your NDA or provide mine; your identity stays behind me at showings and behind an entity or trust at contract if desired; and nothing about your search or sale is used for marketing — no announcements, no statistics, no exceptions. Discretion isn’t a service tier; it’s the operating system.

Do you work with family offices and buyer’s advisors directly?

Constantly, and happily. Many engagements run primarily through counsel, a family office, or an executive assistant, with the principal joining only for final tours and decisions. I’ll match your team’s reporting rhythm — deal memos, comp analyses, and diligence summaries written for professionals.

Can you show us properties that aren’t publicly listed?

Yes — that’s much of the value at the top of this market. Off-market and delayed-marketing inventory moves through broker networks and relationships; give me the brief and I’ll work it, including quiet approaches to owners who haven’t listed but would entertain the right conversation.

What should we prepare before engaging?

Three things speed everything up: a capacity letter from your banker or wealth manager (listing agents at this tier require it before showings), a sense of the ownership structure your counsel prefers (entity, trust, or personal), and the real brief — water, size, Club eligibility, timing. An hour with your team up front typically saves weeks.
