Countertop fabricators template, cut, polish, and install stone and engineered surfaces: quartz, granite, quartzite, porcelain, and marble. Most Naples jobs run through a fabrication shop — you pick a slab or a brand color, they laser-template after cabinets are set, then install a week or two later. The fabricator, not the retailer, determines how good the seams, edges, and cutouts look, so vet the shop doing the cutting, not just the showroom.
Southwest Florida adds two twists. First, outdoor kitchens: quartz resins yellow in direct UV, so lanai counters should be granite, porcelain, or another UV-stable surface — most quartz warranties exclude outdoor use outright. Second, logistics: slabs come through regional distributors, and during season both fabrication slots and delivery windows tighten. Plan the template date around cabinet install, and expect the sink reconnect to need a licensed plumber.
Indoors, either works well; the choice is about looks and upkeep. Quartz is engineered, consistent from sample to slab, and never needs sealing. Granite is natural, varies slab to slab, and wants periodic sealing — though modern sealers last years. The one hard rule in Naples: quartz stays inside. Its resin yellows under UV, so lanai and outdoor-kitchen counters should be granite, porcelain, or a sintered surface rated for sun.
For natural stone, yes. Granite, quartzite, and marble vary dramatically between lots, and the showroom sample is only a suggestion. Naples fabricators typically buy from distributors in the region; ask to visit and put your name on the specific slabs, and confirm the fabricator will lay out seams and veining with you before cutting. For quartz and other engineered surfaces, the brand sample is reliable and a trip usually isn't necessary.
A straight swap — old tops out, new tops on the same cabinets — generally doesn't need a building permit. Permits enter the picture when plumbing moves, a gas cooktop is added, or the project is part of a larger permitted remodel. Condo buildings often require contractor registration and insurance certificates with management regardless. The sink disconnect and reconnect is licensed plumbing work; confirm who on the crew is doing it.
Because fabricators template off the installed cabinets, not the drawings. Once boxes are set and level, the shop laser-measures, lays out seams, cuts, polishes, and schedules installation — and during season those fabrication slots book up. The gap varies by shop workload and material availability. Any remodeler promising counters the same week as cabinets is either pre-templating off drawings, which risks fit, or working a schedule that won't survive contact with reality.
Selling Which remodeling projects pay off at resale in Southwest Florida — impact windows, kitchens, outdoor living — and which over-improvements rarely return.
