- Renting, leasing, or collecting rent on another person's property for compensation requires a Florida real estate license — a manager without one is operating illegally for most rental services.
- You can lease your own property without a license (s. 475.011(2), Florida Statutes), but that exemption does not stretch to someone you pay per lease to do it for you: once a person is paid by the transaction to rent your home to the public, they need the license.
- Community rules come first: many Naples HOAs and condo associations set minimum lease terms, often 30 days or longer, and cap how many leases are allowed per year.
